Spacious Double Bedroom near Columbia Road

I am moving out of London for work, and I am looking for someone to take over my beautiful room 5 minutes from Columbia Road. Please read the full ad!

The room is located in a quaint residential corner, just a couple minutes off Hackney Road and Columbia Road, meaning everything you need is on your doorstep.

It's extremely spacious, with a built-in wardrobe and plenty of additional storage.

The room comes with just the bed, but I am happy to discuss leaving additional furniture. The desk, shelves, chair, coffee table, curtains are all mine.

House:
- This is a quiet house, as we all have our own separate lives outside of it. We are looking for someone respectful of the place they live in and that isn't looking for a social house. We all contribute to the household, keeping it tidy and welcoming, and buying things as the need arises, making it for a cozy living environment.
- We have no living room, but the kitchen is very spacious.
- Our agency is great and very responsive! Repairs are addressed quickly and we've had no issues so far.

Transport (truly couldn't be better located):
> under 15 minute walk to Bethnal Green
> under 15 minute walk to Hoxton
> under 15 minute walk to Cambridge Heath
~ roughly 20 minute walk to Whitechapel
- lots of bus stops under 10 min walk away

Shops:
- Big Tesco 10 minutes walk
- Small Sainsbury + small Tesco less than 10 mins away

Rent/Totals:
- Rent is £841 / month, with all bills it comes to ~ £972.50 (wifi, council tax, electricity, gas). We also have a cleaner every 2 weeks, which we pay in turn £40, making the monthly total roughly £995.

Availability:
- The room will be available from mid-December, with flexibility to delay this until January or anticipate it to early December (December 7th earliest).
- You will need to go through standard tenant checks with our agency and take over my seat in the contract.

Viewings:
- Viewings will likely take place the first and second week of November, so please be patient as we'll likely receive a lot of messages.
