LEASE
This is an HMO, so the leases are for each room. The Lease for this room runs until 31 January. At this point you can leave or you can choose to extend the lease.

ROOM
The room is furnished; Double Bed, bedside table, chest of drawers, wardrobe and desk. It has large windows and with lots of natural light. It also has a balcony which is great to ventilate the room, hang out washing or just go out for fresh air
There is also a radiator in the room.

FLAT
The kitchen has a gas cooker and electric oven, Washing machine, Fridge freezer, Microwave, Breakfast bar and plenty storage. Cutlery and Crockery is included.
There are a total of 5 bedrooms in the flat.
This is a First floor flat and the flat itself has floors. The bedroom is on the same floor as the Main door and kitchen. It is very quiet considering there are 4 flatmates. There is only one other bedroom on this floor. The other 3 bedrooms are upstairs on the same level as bathroom.
There is a bathroom which has a shower heated through Boiler (and has an actual bath). The toilet is a separate room which is beside the bathroom.
The flat has reliable Wi-fi and Central Heating.
It is a No Smoking flat.

DISCLAIMER
This is an HMO flat so there is no Living room. A cleaner attends regularly to clean communal areas.
There is a small presence of mould on the bathroom ceiling, which can be seen in the photo. Landlord has been made aware.

FLATMATES
All the flatmates are male, 23-40 years old. Everyone is considerate and cleans up after themselves. It’s important that whoever comes in is also considerate and responsible enough to clean up after themselves.

AREA
There are some allotments directly opposite the flat and Meath Gardens is less than a minute away which is nice for a morning walk. The flat is close to Roman Road with loads of amenities nearby; convenience store, Co-op, takeaways, dry-cleaning. There are also lots of great cafes and bars nearby.
The area is very safe and there are no antisocial issues or loud neighbours.
Tube - Bethnal Green tube is 10 min walk from flat
Stepney Green tube is 13 min walk
