Nice room in large 2.5 bedroom flat bethnal green

Hey

Ive just moved in on my own and am looking for a flatmate to join me, available immediately but happy to wait a few weeks for the right fit.

The place has a Medium sized bedroom, a Large bedroom with access to a rooftop (shared with 2 other neighbours) and a small room that can be used as a study or small bedroom. my intention is to use the small room as a spare room to occasionally have friends stay, but otherwise use it as a study as I WFH most days.

I'd be open to other arrangements, for example if new tenant would like to use the study for work, though I'd like to be able to occasionally have people stay as i have friends in other cities and i'd like to be able to host them. Obviously you'd also be able to have friends stay, having a spare room in london is a really nice perk of the place :)

I'm open to living in either the medium room or the large room. The total price of the place is 2500, so ive set prices at 1200 for medium room or 1300 for large room, though we could also discuss adjustments to rent based on how we share the study etc.

I'm hoping to find a housemate who I actively enjoy sharing the household, someone easygoing, friendly who I get along with.

The flat:
The flat came furnished but the bed in the big bedroom is in bad condition so i'll get rid of it before anyone moved in, so ideally you can bring/buy your own bed. I've already disposed of the bed in the medium bedroom and brought my own. Big bedroom has a large built in wardrobe, a table, and some shelves. Medium bedroom has a freestanding chest of drawers, bedside table, and clothing rail.

the big bedroom is also due to be painted (hopefully in the next 2 weeks), the downstairs bathroom needs a repaint as well, thats all been approved.

The bedrooms are all upstairs with a good bathroom with a bath and electric shower, downstairs is a small WC, kitchen, little dining area and huge seperate lounge room

The flat is up 2 flights of stairs with no lift, in a nice 10 flat building in bethnal green.

Area:
8 minute walk from tube and 10 minute from overground, 3 minute walk to a big tesco, plenty of shops restaurants bars and cafes on bethnal green road, old bethnal green road etc. pure gym 10 minutes away and a park accross the road

Me:
I WFH as a software engineer by day and spend a lot of nights performing, watching and being involved with stand up and alternative comedy in london. I moved over from australia in july (planning to stay permanently). I'm pretty friendly and relaxed, social and a bit nerdy.
I can be a bit loud (loud voice, loud footsteps) so if thats something that annoys you probably not a fit, but otherwise I'm a pretty clean, agreeable and easygoing flatmate.

You:
ideally just someone I can get along with, bonus points if you're an artist of some kind but by no means a requirement. Open to any gender, queer friendly etc. Ideally someone who wants to stay long term but also open to a short term sublet (at least 1 month) and can find a permanent person later on.
