I'm looking for a new non-smoker flatmate. Room already available.

AVAILABILITY & PRICE
Rent price is 900 £ pcm , plus the share of bills which are calculated in the average of 180 £ pcm (Fiber Broadband Hyperoptic, Council Tax Band D, Water, Electricity, TV Licence). The deposit is 1 month rental (1.080 £). No other costs, no hidden costs. Minimum contract is 6 months.

VIEWINGS
Should you be interested in getting a slot for viewing, please send details about you (name, approx. age, occupation, background, any hobbies/interest, etc.). Viewing will be arranged directly with the other tenant.

AVAILABLE EN-SUITE BEDROOM
The available room, which is the biggest in the flat, comes with en-suite, it is 4.96m x 2.70m (16'3x8'10), with a big door and window with direct access to the balcony (view to Meath Gardens), and it is equipped with a double bed, wardrobe, desk and two chest of drawers.

THE FLAT
In a secure, new and modern purpose-built estate, this is a 2 bedroom modern flat, just 50 metres from Regents Canal. The flat has a huge living area, fully integrated kitchen (fridge, washing machine, dishwasher, microwave, toaster, etc., but no TV) and laminated floors. The en-suite usage is exclusive for the main bedroom flatmate. There is a bathroom which usage is exclusive for the second bedroom flatmate. Very big balcony with views on Meath Gardens.

YOUR FLATMATE
About your flatmate: You will be sharing with only one person, a gay male professional. Usual working hours is normal office hours (Monday-Friday 9.00am-6.00pm), mostly working from home. Quite open-minded and relaxed.

ABOUT YOU
Ideally above 30yo, professional, open-minded, relaxed, clean and tidy (no extremes are required), respectful of other people, friendly. You'll be expected not to be noisy during the night and clean after yourself.
I look for a person who does not work full time from home.

THE NEIGHBOURHOOD
A lot of green from the balcony and around the flat: Meath Gardens, Mile End Park, Regent's Canal and Victoria Park (3 min walk). Shoreditch and Brick Lane just 15 min walk.

PUBLIC TRANSPORT
Very convenient for those who work in Canary Wharf, the City and Stratford: flat is 8 mins walk to both Mile End and Stepney Green tube stations, and 10min walk to Bethnal Green tube station (District, Central and Hammersmith and City Lines). This is 1 stop to Liverpool Street, 2 stops to Bank. Canary Wharf is 15min by bus, though with your bicycle and via the Regents canal you'll get there in even less time. There are 24 hours night buses such 25, N8, and 277 that stop nearby.

ESTATE PARKING SPACE
The estate has a secure bicycle parking area, and free car parking area for visitors. If you need a car parking space for yourself, there might be some available in the estate from fellow landlords that rent them out. Just ask.

RESTRICTIONS
This is a NON-SMOKERS flat, then it is NOT a deal "to smoke in the balcony". This is not negotiable, sorry.
