Lovely, room available in a 2 bedroom flat. Next to Blackhorse Road Station (Victoria Line), 5 mins walk to Walthamstow high street & 15 mins on the tube to Oxford Circus. The room has a wardrobe, a storage cupboard and a king size bed with drawers, bedside cabinets and an en-suite toilet with shower.
The flat has a balcony. Amenities included are a 360* roof terrace, heated outside pool, on site gym, cycle storage, 24 hour concierge, communal area for working/socialising (or playing pool / watching the communal tv), and bookable private dining rooms which are perfect for family visits/parties.
You would be sharing with just me, a 31yr old clinical psychologist, and my cat. So cat lovers encouraged! I do like to have a clean and tidy home and appreciate this in a housemate. I like my own time and space, but up for chilled evenings here and there.
Ideally id like a housemate who plans to stay for a good length for time, rather than a shorter term let.

- The rent is £1276.50 per month for your room.
- Bills are roughly £311 (£150.50 each). I say roughly as they may have changed slightly by August. Wifi is included in the rent. (Remaining bills are council tax, electricity, water rates, and heating). Currently the bills come out of my bank account and I happy to make the payments and you set up a standing order to me.
- Deposit: £1110
As a key worker, I am in receipt of a 20% discount on the property. For transparency, please see below how rent has been calculated:
Original rent = £2275
I get a 20% discount (of £555)
I am willing to share part of the discount and have calculated below based on splitting the discount 20/80 in my favour.
Tenant:
Would pay 1/2 of original rent (which is £1387.50), but will benefit from £111 (20% of £555 discount) = £1276.50 rent + bills.
Me:
Would pay 1/2 of original rent (which is £1387.50), will benefit from £444 (80% of £555 discount)
= £943.50 rent + bills.

- Referencing is required at Blackhorse Mills, I believe I had to provide a few payslips, passport copy etc. You will need to be earning more than roughly £36,000 to pass referencing.
