Small double room in Blackhorse Road with excellent travel connections and right next to Tottenham Marshes.

This room is available from September in our quiet and friendly 3-bedroom house.

The room is at the 1st floor of the house and it includes a small double bed, chest of drawers, shelf and mattress (Mattress sold at £80.00 almost brand new). There’s an extra storage room available that we will rearrange as a WFH/Desk room . We use it for storage of suitcases.

You’re welcome to use all of the kitchen utensils and tableware etc so no need to have all of that yourself.
We also share the cleaning product, washing powder, toilet paper ect.. cost. We follow up using Split wise app.
We are doing the cleaning ourselves on a Rota basis.

There is one shared bathroom with a combined toilet and shower.
You are welcome to use the living room.

The flat is in a residential area of Walthamstow, located near to Blackhorse Road. Amazing transport links across London with the Victoria Line and 2 Overground lines on our doorstep. You have few stores around the station and Walthamstow High Street is also available (Lidl, big Sainsbury’s, Gym Group gym). Lots of nice places to eat. We love this area a lot, we've always found it really safe, diverse and well connected.

Blackhorse Road station: <25 min walk, Victoria Line and London Overground Barking-Gospel Oak line
St James Street Station: 20 min bus, Liverpool Street-Chingford line. Goes direct to Hackney & Bethnal Green in about 10 mins.

There are also bus routes to Wood Green (230) and Stratford (158).
There is a large garden with possibility to store a bike.

Rent + bills (pcm):
£767 bills not included.
We pay roughly £120.00 bills (inc internet, gas/elec/ council tax/home insurance/water)
Breakdown:
Each of us pay
£5 insurance
£10.5 internet
£55 council tax
£30 gas\ele
Then we have water every 6 months and we paid £75 each last time

Tenancy: We are on a tenancy agreement with an Agency.

Reference check is required with a £ 50.00 fee

About us:

You’d be living with Natacha and Margherita. Margherita is Italian and working in hospitality (flexible shifts every week) she is also studying and Natacha is French and work in a office ()and as waitress. We’re a friendly and easy-going. We are out most weekends. Our home is a relaxing and quiet space for us. - We host gatherings from time to time but no parties

Nat work from home at least 2 days a week.

The room is best suited for someone who doesn’t work from home and also has a busy social/work life. If you’re looking for nights in hanging out with housemates, then this probably isn’t the right vibe.
