Description
I’m sadly moving out of my lovely flatshare and looking for someone to replace me on our tenancy. The flat is part of the Blackhorse Mills development and would suit a friendly professional looking for a new home.
🏠Flat
You’ll be living in a spacious and modern 3 person flat. We have floor-to-ceiling windows in our main living space which let in lots of natural light and give you unrivalled views of the Walthamstow Wetlands. There is a communal kitchen (including a dishwasher), living room, storage cupboard, washing machine and dyer, and a balcony. You’ll share the bathroom with just 1 other person.
As a Blackhorse Mills resident, you’ll have access to a private gym, heated swimming pool, tennis court, communal lounge and co-working spaces, 24/7 concierge, post room for your deliveries, secure bike storage, bookable private dining rooms and a roof-top terrace with views across London.
🛏️Room
You’ll have a good sized double bedroom. The room comes furnished with a king-sized bed with 4 drawers of under-bed storage, 2 bedside tables and an in-built mirrored double wardrobe. Although not included with the room, I’ve also fit in a desk (for a wfh set-up) and 3 extra storage units so there is plenty of space! The room has a big window so gets lots of light and gives you a view overlooking the wetlands.
👩👩Flatmates
You’ll be living with Georgie (a mental health nurse) and Gina (a psychologist also completing a PHD). Both work 9-5 jobs, with Gina wfh a few days a week. They have been wonderful flatmates and I’ll be sad to leave them. The vibe of the flat is quite chill and, as weekdays can be busy, it’s a place to come back and wind down. We’ve had a good balance between catching-up in the living room, going out for drinks etc. but are also being respectful of each other’s privacy and alone time.
🌆Area
We are less than a 5 minute walk to Blackhorse Road station (Victoria line and Suffragette line) and within walking distance to the wetlands and the independent cafes, bakeries and breweries the area has to offer. There is a Tesco and Co-op within about a 2 minute walk. Walthamstow is close-by giving you the market, museum, shops and pubs and there is a retail park about 15 walk which has stores including B&M, TK Maxx, Asda George and Lidl!
📄Costs and contract
The rent is £864 a month, including internet. We have a discounted rate because we work for charities/the NHS.
The rest of the bills, including council tax (band c) are split between 3 and come to around £100 a month. We pay our council tax over 10 months rather than 12, so didn’t pay in April and May last year and assume it will be the same this year
We have a large smart TV in the living room which is jointly owned by all the tenants - I’d be looking to sell my share to you for £40 (I paid £70 in March 2025 when I moved in).
The deposit is one month’s rent (£864) and protected in a scheme. Blackhorse Mills won’t release individual shares from the scheme, so you’ll need to buy my share from me. You’ll then be added to the scheme and replace me. If, and when, you come to leave the flat you would go through the same process with your replacement paying you the deposit to buy the share.
We initially signed a fixed-term tenancy due to end in July. However, under the renters’ reforms we will automatically switch to a rolling tenancy on May 1st. This means the tenancy will no longer have an end date and can stay as long as you’d like.
If you did move in, you’ll need to pass Blackhorse Mills referencing process (this includes being on a permanent employment contract and references from previous landlord/lady/agency and a minimum salary of £30,000). Referencing can take up to 30 days to complete so the exact move in date is TBC but likely to be towards the end of March/early April.
