Hey lovelies!
We have a double room available in Equipment Works in Blackhorse Road from 31st Jan. One of our housemates has had to drop out last minute due to a health emergency, so we’re looking for someone to take their place in our flat.
The 3-bedroom flat is a 2 minute walk from Blackhorse Road station (Victoria Line, Suffragette Overground), so you’ll be around 20 minutes away from Oxford Circus for reference.
The flat itself is on the 6th floor of the building and used to be the building’s showroom, so it’s all new and in perfect condition. There is a huge balcony with views of the Walthamstow wetlands, lots of sunlight, built-in wardrobes, 2 bathrooms, a kitchen island, and it comes furnished with the basics (beds, sofas, TV stand, tables, chairs, bedside tables, etc).
The building is genuinely lovely and brand new. There is a concierge, a residents’ gym, coworking spaces, meeting rooms, communal kitchens with free coffee, and even a movie room, all included in the rent.
We have seen it in person twice, but we haven’t moved in yet. The move-in date is 31st January, so ideally we’re looking for someone who can move in around then. If it’s a week or two later, I’m sure we can work it out ❤
Rent and deposit:
Total rent for the flat averages £3,130/month in the first year. Contractually the rent is £3,390/month, but we get a 4-week concession discount in April and May (those two months we pay half), which averages to £3,130/month across the year. The deposit is 5 weeks, totalling £3,911, and will be split depending on the room.
We can be flexible on which room you take, since we haven’t moved in yet. Here are the rooms!
A) Room A – Double, with en suite (36.10% share)
Rent average with concession: £1,130 (normal rent £1,224)
Deposit: £1,412
B) Room B – Double bigger, with shared bathroom (33.55% share)
Rent average with concession: £1,050 (normal rent £1,137)
Deposit: £1,312
C) Room C – Double smaller, with shared bathroom (30.35% share)
Rent average with concession: £950 (normal rent £1,029)
Deposit: £1,187
There is also a small study room, and we’re happy to use it as a storage room, or for the person in the smallest room (Room C) to use it as an office, etc.
Bills:
We asked the receptionist about average bills and she said because it’s a new building and it’s well insulated, costs are very low. When we visited the flat the heating was off and it still felt very warm inside even though it was freezing outside. Estimated total bills should be no more than £150 per person per month:
Gas and electricity: around £100/month in winter, lower in summer
Water: around £50/month
Council tax: around £150/month
Wi-Fi: included in the building
Referencing:
You will need to go through standard referencing checks with the Equipment Works agent, but it was very quick and easy for us.
You’ll be sharing this flat with two of us:
Arjun (29) – works in consulting. Into theatre, literature, poetry, film and TV, baking. Vegan. I’m looking to make this place a home and making it really pretty and chic!
Javi (33) – Spanish, works in finance in central London. Into sports and outdoors (Walthamstow Wetlands is perfect for running or walking). I’m quite social but also calm and respectful. My home is my safe space, so I’d love the new tenant to also be respectful with common areas, noise levels, and keeping things clean. I love watching films and series, so expect plenty of Traitors nights on the TV with Arjun and me.
