✅ AVAILABILITY

✅ THE FLAT
The flat is located directly on Russell Square (the north side) with views right onto the park. It is fully furnished with a great kitchen (oven/hob/dishwasher), living/dining room, open plan reception, and washer/drier. All three bedrooms have their own bathroom, two are ensuite.

The flat is spread out over two floors. On the upper (ground) level, there is the reception, living area, kitchen, and master bedroom. On the lower level, there are two bedrooms (one ensuite) and one detached bathroom.

All windows are double-glazed, so the flat is very quiet.

✅ THE DEAL (2 options)

Context: I am currently the “Main Tenant” on the flat, meaning I have been paying the entire lease and subletting rooms to my two current flatmates. I am moving out on December 20th.

Option 1: You can take over the entire flat as the "Main Tenant". You would own the relationship with the landlord and pay £4800 per month for the entire flat. You would have full discretion over how to sublet the rooms.

Option 2: You can lease my current room, a double ensuite, and pay £1600 per month. Under this arrangement, each tenant will have an independent contract with the landlord for each room.

✅ THE PRICE (AND WHAT'S INCLUDED)

Option 1 (whole flat): £4800 per month
Option 2 (double ensuite room): £1600 per month

The price includes:
-- ALL bills, including council tax
-- Weekly cleaner (for your room and the whole flat)
-- Newly renovated (July 2024) gym in the building. Includes treadmill, rowing machine, bike, elliptical, weights, floorspace. See the end of the attached video for a tour
-- Sauna in gym (active on weekends)
-- Secure entrance with porter 5 days per week.
-- Bike storage in a secure garage
-- Great location (to save you money on commutes)

✅ THE TERM

Term: 3 months, followed by a monthly renewable contract.

Context: The landlord is considering putting the flat on sale, so she wants the flexibility to end the lease if she gets an offer that she likes. (She doesn't expect to receive this kind of offer in the current market, but she is currently testing the market.) It takes 4-6 months to close a deal after accepting an offer, so you can expect to have 4-6 months notice before she asks any tenants to move out.

✅ FLATMATES
The current tenants are aged 28-32, both are professionals working in the area. One works in Genetic research, the other in Tech.
