Hello, I'm Amanda. After a fantastic couple of years, my current flatmate Matt is moving to Hertfordshire after his masters for a job! Before Matt, I spent six brilliant years here with my lovely flatmate Emily who I also found here on Spareroom in 2016 - who two years ago moved in with her boyfriend. This is a truly superb property in every single respect, so I am looking for someone to share this incredible flat with me! (The official start date of the tenancy is October 1st, which I ideally want to keep to. However, if it is absolutely necessary that you need to move in mid-late September we can arrange for you to move in earlier).

You couldn't ask for a nicer apartment or absolutely perfect location to live in, so I of course do not want to leave! This is an ideal apartment for a professional who works in the office all / most days of the working week or a student who is on campus all / most days.

The flat is located on the fifth floor inside Jessel House on Judd Street. There are two double bedrooms (the bedroom available comprises two built-in wardrobes, one double and one large single). A bright west facing reception with a four seater dining table, as in the above picture. There's also a 2/3 seater sofa and a bookshelf for your items in this room - which is located to the right of that same picture. There's a modern separate kitchen with appliances including fridge/freezer, microwave, dishwasher & washer/dryer (both of my Nespresso & Dolce Gusto coffee machines) and a contemporary bathroom. I can provide a walkthrough video of the flat on request.

The landlord and estate agents are fantastic and solve any problems immediately. We keep on top of looking after the apartment and they keep on top of servicing, changing or replacing anything we need or request within a matter of days. For instance, we had a new oven fitted in October last year.

Jessel House is also looked after by caretakers who clean the communal areas, provide rubbish bags or help with any questions that we may have. There's also a residents group and whatsapp group we are a part of which not only means you have a say in what goes on in the building it's also been really nice to get to know neighbours and make some friends in the building. We have a lovely neighbour in her late 20s who lives opposite who's a dancer at the royal ballet.

Location:

For me this is what makes an already lovely apartment truly incredible. Anything and everything you want is within a five to ten minute walking distance. A superb location for anything in central London, fantastic access to Russell Square and King's Cross Underground Stations (five minutes away) as well as also being five minutes walk from the amenities of The Brunswick Centre (which includes the largest Waitrose in central London, many restaurants and coffee shops including a Gail’s, Starbucks and also a large Curzon cinema).

There are also plenty of coffee shops on Marchmont Street, which is about two minutes away. We are also ten minutes away from Granary Square & Coal Drops Yard and a gorgeous canal walk. We are even five minutes away from the famous Lambs Conduit street which again has plenty of restaurants, pubs and wine bars. This is an ideal apartment for someone wanting quick access to Central London. In fact, the BT Tower and Senate House Library are visible from the lounge. There is also a lovely café right underneath the building called Half-Cup, Sandwich Street Kitchen and Casa Jardim are also a couple of minutes away.

About me:

I’m 30 years old and I am a psychologist and executive coach, specialising in workplace management and decision making, so I am always working on something interesting! I'm a relaxed and easy-going person, with a wide variety of interests - be it sport, movies, reading, philosophy etc. I am quite happy to be as sociable as you like! I have plenty of friends in London so I am often out with them and I do like home to be my zen space to relax and recharge. So I use home as a chill out space/me time, so I am very easy-going with whatever level of socialising you prefer.

I am ideally looking for someone who is very clean, quiet and just happy getting on doing their own thing.

Significant others / guests are of course more than welcome in the evenings / some weekends, but we ideally keep stay overs to one or two nights a week max, as obviously we are very aware that this is a home for the both of us and so it's important to keep the balance and make sure that we aren't unintentionally invading the others tranquillity and overall enjoyment and access of ones home.

About you:

Ideally, I am looking for someone who will love this apartment as much as we have: A professional who works all / most weekdays in the office or a student who is on campus all / most days and someone who is easy-going and just happy doing their own thing.

The room is a v good size for prime central London, with two large / deep built in wardrobes, fitting a double bed, desk and chair. Moreover, there is my favourite view from your room, which is a gorgeous view over London skyline, particularly at sunset and it is a very quiet and an extremely safe building.

This is an ideal apartment, if you are someone that wants to live in central London and explore the best of what it has to offer - anything and everything is right on your doorstep and any journeys you ever have to make are really no more than ten to fifteen minutes away via tube, this place is perfect if you want to enjoy London. The apartment is also incredibly quiet (both inside and outside, the walls are quite thick!) and it's a very very safe building. Very happy for students but I am looking for someone to share all the bills equally between us, as Matt and I have been doing.

Factual Jargon:

Rent for the available room (1st October 2024 - 1st September 2025): £1300 pcm per person, which will be subject to contract with the estate agent. Plus, bills/utility costs etc which are to be shared (utilities, broadband 300mmb, council tax band e) to be shared equally, and amount to approximately £160 month per person. Hard to be exact at the moment because of energy costs, but we can look to change suppliers if we find a better deal, but back when the cost of living was "normal" we were paying about £35 per month per person for energy, so bills should decrease considerably. We barely use anything on that front in the summer.
