I am a UCL student (4th year PhD in Pharmacology) looking for replacement student tenants (ideally group of 3) for this three-bedroom flat in which I have lived for the past 5 years. The flat has 3 rooms of 3 different sizes to fit every budget (cozy room: 7.4 m2; middle room: 14.6 m2; and large room: 24.4 m2).

I have had an amazing relationship with the landlords for the past 5 years. No impromptu visits, they were always transparent in communication, and they even renovated the bathroom during my stay. Moving out only because I am moving out from the country.

The landlords prefers UCL students due to the guarantor scheme. Students from other universities are still accepted. If they have a UK-based guarantor, payments would have to be made every three months; otherwise, six months in advance is required.

2) Tenancy contract duration: August 15th, 2025, to August 14th, 2026 (ideally, the middle room would start from 15th July, 2025)

3) Rent and additional costs:
1. Rent: Total rent for the flat = £2,500 / month (unlimited heating and water included); previous rent breakdown:
a. Cozy room: £703 / month
b. Middle room: £844 / month
c. Large room: £953 / month
2. Additional bills: electricity (around £40 per month per person) and WiFi (around £10 per month per person)
3. Deposit: £2,500 in total (~ £834/person)

4) Flat amenities:
1. Two bathrooms for three flat occupants (one bathroom with toilet, sink, shower and one with toilet and sink)
2. Fully-furnished kitchen with an additional washing machine with dryer settings, and dishwasher
3. The rooms available are furnished with beds, desks, closets and storage shelves (as per the photos provided).
