Hi all,

Still to be confirmed, but I may have 2 rooms available in my flat from the end of October / 1st November. My existing roommates have cancelled our rental contract as 1 roommate is trying to apply for a mortgage, but I'm pushing our landlord for the option to remain in the flat provided I sort new tenants in short order as we should still have 2 years remaining on the contract.

There would be 2 double rooms available in the flat, which is a relatively new build. All 3 bedrooms in the flat look out onto a quiet residential street, so there's no traffic despite being so central. The flat is also directly opposite a police station - so no worries about safety :) I really like the flat, the location is excellent, the building is very quiet (no noisy neighbours!) and for the location and how new it is I think it's a great contract.

The bedrooms come unfurnished, and while we furnished the kitchen, most of it (couch, TV, and kitchen table) belongs to the tenants who are leaving, so these would need to be bought by one or all of us.

Double room 1 (~£1000 / month)
This is the smaller of the 2 rooms. It's big enough to fit a double bed, and storage space. You would share a bathroom with 1 other person

Double room 2. Option to take either of;
The ensuite: This is the biggest room, it has an ensuite bathroom, a balcony, and a built-in wardrobe. (~£1,350 per month)
Or my existing room which is the bigger non- ensuite for ~£1,150 (and then I would move into the ensuite if preferred)

Please note the final rent split is to be agreed later in good faith, but it will be £3500 for the flat in total, and the current split was £1450 ensuite, £1100 bigger non-ensuite, £950 smaller non-ensuite

Council tax band F. Bills (council tax, water, wifi, gas / electric, etc.) currently come to about £120-£140 per person each month

In terms of tenants, would love to live with people similar to those I've lived with before - nice, fun people who have their own things happening, but also who are happy to hang out / go for coffee / to the pub etc. :)
