The Flat
A modern 2-bed (built ~2000) in a quiet development on Swan Street, SE1. The open-plan living area is spacious — big L-shaped sofa, dining table, coffee table, TV, and warm wall-mounted lighting. The kitchen is open-plan with granite worktops, gas hob, oven, microwave, dishwasher, washing machine, fridge-freezer, and a breakfast bar. French doors lead out to a balcony with a nice outlook over the courtyard. Oak flooring throughout the communal areas. No smoking inside.
The flat has been furnished by us (not by the landlord). There would be a one-off furniture contribution of ~£1,200 to cover the outgoing flatmate's share of the communal furniture, TV, and bedroom furniture.
Location
Borough station is a 2-minute walk, and London Bridge (Northern, Jubilee, Thameslink) is about 10 minutes on foot. Borough Market, the South Bank, Bermondsey Street, and Flat Iron Square are all right on your doorstep. Zone 1.
Costs
Rent: £1,245/month. Bills come to roughly £160/month all-in: Utilities (~£60, less in summer), council tax (~£100 per person, Band E). So about £1,405/month total.
The Let
Available from 16th March. The contract runs until August 2026 (~5 months), with the expectation it can be extended if you'd like to stay longer.

Ideally another working professional, though postgrads and students are welcome too. Mainly looking for someone friendly, fun, clean, and easy to live with.
