This L shaped double room is situated on the top floor of a three storey modern town house.
The house offers 4 rooms, a large fully fitted shared kitchen (with a fridge/freezer, an oven, a hob, a dishwasher, a washing machine, a microwave oven, etc...) a large shared lounge, 2 full bathrooms, 1 shared WC/cloakroom on the ground floor, a shared garden and shed and FREE OFF-STREET PARKING FOR ONE VEHICLE OUTSIDE THE FRONT DOOR.

You will be sharing the house with 3 tenants (2 males and 1 female). Your room will be for you alone (no couples and no pets). We are looking for non-smokers (male or female), clean, tidy and professionals with excellent references and right to rent in the UK. You will be sharing a full bathroom with 1 female tenant. The rent is £530 per calendar month excluding bills which amount to about £120pcm. Your deposit is £530 payable at the beginning of the tenancy.

Prospective tenants will undergo referencing and credit and renting checks and right to rent check. You will sign a HMO joint assured short-hold tenancy agreement for a minimum of 6 months and the landlord will protect your month deposit with TDS.

The house benefits from very close transport links in and out of London. It is situated about 300 meters (3 minutes walk) from Bounds Green Tube station on the Piccadilly line. Bowes Park Station with National Rail to Cambridge Peterborough and King's Lynn is just 300 meters (3 minutes walk) away and takes you to Moorgate in 20/25 minutes. It is also just a short walk/bus ride to Wood Green/Green Lanes as well as Muswell Hill and Alexandra Palace.

Bounds Green is a quiet residential neighbourhood with a few pubs, off-licenses (mini-supermarkets), a pharmacy, post office, stationers, newsagents, Tesco Express, dry cleaners, and a couple of good takeaways all close to the tube station, which is less than 5 minutes walk from the house.

Our neighbouring tube stop, Wood Green, is at the end of a very busy High Street. There are two multiplex cinemas, a bunch of cafes, busy pubs, restaurants, fashion stores, large department stores, as well as a rather large mall.

If you like getting away from the buzz of the city streets every now and again Alexandra Park Nature Reserve is a 10 minute walk away. The 4.5 mile Parkland Walk connects the nature reserve to Finsbury Park, so you can stroll or bike along miles of quiet wooded trails without hearing a single car horn and enjoy some stunning views over London within minutes of leaving the house. Hike up the hill through Alexandra Park Nature Reserve and soak up some of the best views over the city while walking in what feels like the countryside, or catch the 102 for a 10 minute bus ride to Muswell Hill, where you'll find loads of bars, restaurants, a very good Everyman cinema and some great boutiques and charity shops.
