Im looking for a nice flatmate to move in to my beautiful new modern apartment with me, in a fantastic location in Zone 2, just over 5 minutes walk to Victoria Park and Regents Canal.

ABOUT THE FLAT :

The apartment is new and in a very quiet residential street, just off the bustling well renowned Roman Road Market. The property consists of two bedrooms, large size living area / spacious open plan kitchen. It is only myself living here and whoever moves in.

It has two bathrooms - I have an en-suite, so whoever moves in has their own large private bathroom, conveniently located directly opposite the room (shown in the photos). With shower and bathtub. It also has the luxury of private surrounding balconies - so yes your room does have a balcony! With direct sunlight and stunning panoramic views across East London, Canary wharf and The Olympic Park.

We also have a large shared communal garden within the block plus locked internal communal bike storage, lift facilities and private video entry system. The flat is extremely well insulated so is both nice and warm as well as quiet. (EPC rating B)

The room comes fully furnished with a large double bed, desk and chair, clothes rail, full under bed storage units, draws, shelf, table lamp, mirror cabinet, black out curtains etc. I have personally furnished the flat to a stylish contemporary standard and has all the usual appliances you need (Washing Machine, Microwave, Fridge-Freezer etc) plus fast fibre Wi-Fi.

There are plenty of shops and amenities nearby, with a Tesco next door, local post office, pharmacy, supermarkets, pubs, cafes. etc plus the market. Anytime fitness gym just next door. Convenient public transport links, with both Bow Road and Mile End underground stations plus the DLR within a 10 minutes walk. With Hackney / Shoreditch etc only being a 15 min cycle or bus ride away.

ABOUT ME :

I'm a friendly, down to earth British guy in my late 30s and would consider myself chilled, clean & tidy, home proud, quiet, respectful & considerate. Im creative and work for myself as a Graphic Designer and have lived in East London for over 15 years. Very much into my art, design, photography, music, mediation, cycling etc.

ABOUT YOU :

Essentially I do not mind if you are in your mid 20s or if you are mid 40s - Im just looking for a lodger who is respectful and considerate, responsible, clean and tidy and easy to get along with. Would be nice to share with someone I genuinely get on well with; can have a good chat to, a drink together on occasions but also with respect for one another’s space and privacy.

I will say overall my ‘party days’ are pretty much over with my home being my quiet space - so Ideally looking for someone on the quieter, more chilled side of things. Happy for a responsible student (Queen Marys Uni is only a 15 min walk away) or working professional (No couples).

WHAT OTHERS SAY :

I have had a couple of great lodgers since I bought the flat a year ago who came via Spareroom and am now seeking someone from around the Mid August onwards (I may have some slight flexibility for the right person) Here's a brief landlord reference one has kindly written for me ...

I am the owner and a private landlord, so the flat is always kept in a good, clean, tidy condition with no agencies to deal with and will put a full agreement in place. Minimum term 3 months, with longer term rolling contract after. Short term lets also considered.

BILLS :

Water, heating, electricity, council tax & internet will be an additional £150 - 200 PM depending on time of year / usage.
