Description
Looking for lovely warehouse-trained person for a room in Fish Island. 25+, preferably queer (must be queer friendly), inclusive, disability and SWer friendly. This is a great space for calm, creative souls (you don't need to be an artist to live here though) who want to live somewhere long term and build a home.
❕ Must love dogs (not just tolerate them) as we have a resident dog Otis and many frequent doggy visitors!
We have worked hard to create a sanctuary where we can feel safe and relaxed. We would like people who are happy to contribute in terms of keeping the shared spaces clean (but won't be upset if an odd pan is left out), and be open and communicative. We need people who are respectful of others and the space and don’t keep each other up at night! 😴 Living with others can be wonderful and challenging, but empathetic and honest communication from the start helps to reduce any issues! We don’t have to be best friends but it’s important everyone feels safe and welcome in their home 💖
❕We are a sober house (no judgement for what you do in your own time, but we don't have alcohol and substances in to the home). This is not a party space, London can be an overstimulating and stressful place and we would like a calm home environment to come together and recharge!
🏠 The unit:
The unit is a 4 bed in a warehouse in Fish Island. It has a large living area with high ceilings and double doors that open on to the yard with a small space for growing. Kitchen is part of the large open plan living area with plenty of worktop space and a nice big dining table. Bedrooms are up sets of stairs from the main living area. To the side of the living area is a utility space with sink and washing machine. Off this is a shower room (no bath), separate toilet and small shared room we us as a pottery and crafting studio. The building has many other units with a range of people who live and work in their units. We have artists, set designers, performers, researchers, healthcare workers, musicians etc! The community is a fairly young, queer, liberal and creative one who are always happy to help out.

Small double with windows: £750
Upstairs double room: £900
- The upstairs double will not have everything photographed in there but will be mostly furnished with the bed and other essentials, maybe some bonuses left behind by the current tenant.
👍 Pros:
*Repaint, drill into the walls, hang your pictures, make your room yours!
*Large living space & kitchen
*Direct access to yard with space for growing 🌱
*Access to shared studio room
*Loving community
*Residential lease and can provide sublease agreement 🏠(sadly not a given in warehouses)
👎 Cons:
*Old buildings can get chilly, heaters deffo necessary in the colder months ❄️
*We prefer not to sublet rooms in our unit as we value stability and consistency :)
*Warehouses often have ongoing maintenance issues (although we have been blessed with very few), and not so responsive landlords but persistence pays off
*Construction currently happening nearby which is noisy however it is near completion so hopefully wont last much longer.
💰Horrible but important money stuff:
* Bills not included in the rent, and is split equally between the roomies. approx £100 per person per month.
* council tax band D (tower hamlets)
* We will need a deposit of one months rent, and some proof that you can pay the rent reliably (we can talk about the best way for you but it could be bank statements or work contract etc. but no credit check)
🌻 Accessibility:
* The bedrooms are are up sets of stairs so not wheelchair accessible unfortunately and there is also a step to the toilet and shower room.
*Ground floor if you can manage stairs.
* Warehouse walls tend to be thin so you can often hear sounds from other rooms.
