Hi!

My flatmate is moving out of our lovely home in Bow and I'm looking for someone to take over her room in July before the next person moves in long term on 1 August.

I'm a busy trainee lawyer looking to share with someone who is:

- A woman / non-binary person preferred (no couples please)

- Doing full-time work and has an employer reference available

- Clean, reliable, considerate and friendly

- Age 23 - 27 (this is flexible, just looking for someone roughly my age / life stage)

The flat:

- You would be subletting the smaller room, available for £800pcm (excl. bills) until 22 July

- Monthly bills are roughly £130 per person (incl. council tax)

- 2 bedrooms, 1 bathroom, living room, kitchen and balcony with stunning view

- 7th floor (with lift access)

- Room comes furnished with a double bed, chest of drawers and clothes rail

- Kitchen is fully equipped (incl. toaster, microwave, kettle, rice cooker) and has a washing machine and a dishwasher

- Living room includes a desk + office chair, TV, pull-out couch, bookshelf and a piano keyboard

- Good ventilation (I, too, fear damp and mold and that's not been a problem here)

- Huge windows and lots of light (my plants are thriving)

- If you have a car I'm pretty sure you can rent a parking space in the car park for this building

The area (aka my pitch for why you'd love Bow):

- Great transport links to central London and beyond: Bow Road tube stop (Hammersmith & City, and District Lines; 10min walk); Mile End tube stop (also has Central Line, 15 min walk); Bow Church (DLR, 5 min walk); Hackney Wick (overground, 25 min walk or short bus ride); convenient bus stops all around; London Bow bus stop for National Express service to Stansted Airport (4 min walk)

- The flat is in E3 on a calm residential street just off Bow Road, with fun pubs, cute cafes and even a free art gallery

- Easy access to Hackney, Hackney Wick, Shoreditch and Dalston for fun nights and great food (got to love living in East London)

- Lush greenery close by - the canal is a 5min walk away, and we're a 15min walk from Victoria Park and Olympic Park

- Walking distance or short bus ride from Stratford

- Roman Road market is a 10 minute walk

About me:

- 24-year-old woman trying to survive law job hours and make the most of London life by prioritising friendships, fun plans and hobbies wherever I can fit them in!

- Extroverted and ideally looking for a friend as well as a flatmate, but also super mindful that everyone needs their space and alone time at home (very much including myself)

- You won't see much of me during the week but when home I love to cook (not just for myself), tend to my growing indoor garden, and host wholesome dinners & movie nights

- Work from home some Fridays, but otherwise the desk in the living room would mostly be yours to use if you prefer to work / study from home

- I like bouldering, thrifting, walks and (short) runs around the parks and canal (happy to show you around if you fancy getting into any of these!), getting back into reading, and will one day learn to play the piano im the living room (which you would also be welcome to use)

- Pretty desperate for sleep during the week and would need you to be mindful of that, but very sociable on weekends (always planning out and about activities with friends)

- Pescatarian (but mostly veggie in practice)
