After 2.5 years, our amazing lodgers are moving out and so we are looking to replace them.

+++ The arrangement +++

The flat is in fact a large 2-bedroom flat. My family lives outside London and generally work from home. However, on rare occasions we need to stay in London for work and so we need to keep the second bedroom available for our use.

Our current lodgers use the second bedroom as an office for home working when we are not there (see photos). We give a discounted rent for the inconvenience but, in effect, you are getting a spacious 2-bed flat (almost) to yourselves for the price of a 1-bed flat.

Our current lodgers are very happy to speak to you about this arrangement - it has worked really well for them. This is a great opportunity for someone/a couple looking to move into their own place without having to pay full market rate to do so.

We lived in the flat ourselves for five years. It's a lovely and bright space, with large rooms and the location is perfect for young professionals being close to all the fun spots in Shoreditch/Brick Lane.

There is a large lounge/open plan kitchen, bathroom, large double bedroom, walk-in wardrobe/storage, and a large balcony which gets the sunset in the summer. It will come furnished but please do feel free to bring your own furniture / artwork etc.

Location: 10-20 walk to anywhere in the City; 5-10 mins to Spitalfields Market; 3 mins to Brick Lane; 5-10 mins to Bethnal Green, Whitechapel and Shoreditch Overground stations; 20 mins to Liverpool Street station. Walking distance to Victoria Park, Borough Market, Columbia Road Flower Market, London Fields, Old Street, Islington etc. and cycling distance to anywhere in Central London (3 x cycle hire docks nearby).

Rent - £1,900 pcm.

Bills (not included) are around £225 pcm, which includes fast fibre broadband.

EPC and Council Tax Band available on request.

Smoking on balcony only. Pets considered. References preferable.

12 month agreement (6 month break clause can be considered). Earliest possible move in date is 8 December 2023. However, this is fairly flexible and can be arranged with our current lodgers.
