Hi all!

We have a lovely two bedroom flat right next to the wonderful Brockwell Park on a quiet back street between Herne Hill and Brixton.

When we finish work for the day our main aim is normally to get home to a calm, clean, relaxed space and so we are looking for a flatmate who enjoys the same thing.

Your bedroom is at the front of the flat and faces east, so it catches all of the morning sun through the huge sash windows. It is furnished with a king-size bed and a wardrobe. The room also has its own sofa (the best spot in the house for a sunny morning coffee). The bedroom has black-out curtains and a really good mattress.

The living room is furnished with a couple of very comfy sofas which (most importantly) are long enough to lie out on to unwind after a hard day's work!

The living room leads through big folding doors to a small patio garden - perfect for a post-work beer! When we want extra outdoor space, we head to Brockwell Park - the entrance is just three doors down from our flat. It is a great park for a morning run or a dip in the lido (attached to which there is also a large Fusion gym) and it is quite probably the nicest park in London.

We enjoy cooking and so have a large kitchen with all the normal gadgets (induction hob, oven, dishwasher, large fridge, freezer etc). The washing machine and tumble drier are in the cellar.

The bathroom is newly installed and, along with the kitchen and living room, it has underfloor heating which is particularly pleasant in the winter.

We both work in central London which is a very easy commute - less than ten minutes' walk through the park to Herne Hill over-ground station and then an 11 minute train ride to Blackfriars on the Thameslink line. The Thameslink also passes through Elephant & Castle, City Thameslink, Farringdon and Kings Cross which makes it great for getting anywhere central. The other train line from Herne Hill gets you into Victoria in ten minutes. Alternatively, Brixton tube (Victoria line) is just over 10 minutes' walk away and there are also a number of bus stops within a couple of minutes of the flat.

On-street permit parking is available and there is always a parking space right outside the house. Permits are issued by the local council.

On a practical note, the bills include all the normal stuff - gas and electricity, council tax, water, broadband, tv licence and a cleaner who comes every other Tuesday.
