Large double room + office space + gardens

Hello!
I have a spacious double room available in a new houseshare that I'm setting up in January. I'm hoping to create a friendly and peaceful home with two other kind people. The house is on a very quiet close in Brixton Hill. There will be a spare room in the house available for working from home and guests. There are also front and back gardens.

I am working with a lovely live-out landlord who is also a friend of mine to rent her house and get a new houseshare together. We are now two people, looking for one more mature, responsible and considerate person to share the house. The room that is available is £650/per month (ex bills). This is a large room, big enough for a desk and doing some yoga moves or whatever you're into. I'm not sure how much bills will be but I think will be something like £100 per person per month, including household and kitchen stuff. This is a stable, secure situation, as we will all be on the tenancy agreement, which is for a year. This protects you (landlord is not going to be selling up) as well as each other. Also must be able to pass a reference check conducted by the landlord. I'm looking for people who are willing to put in just a little bit of effort to make this a happy, comfortable and uplifted home. No smoking and no pets. Vaccinations and willingness to follow Covid protocols if necessary (god I hope not), please.

About the house:
Excellent location, 4-double bed house, refurbished, front and rear garden, in quiet private leafy cul-de-sac. Terraced house with private front and rear garden, free off street parking in private leafy cul-de-sac. Double glazing throughout, efficient gas condensing combination boiler for central heating and water, neutral décor, well proportioned generous rooms, part furnished. Bicycle storage facility in garden shed, access through gated passage. Walking distance to Brixton town centre, 7 minutes bus ride to Brixton tube, 20 minutes walk to Clapham Common tube.
The ground floor has a spacious bay-windowed living room with dining area. Fitted kitchen with fridge freezer and washing machine, dishwasher, door to rear garden.
There is a modern bathroom and separate refurbished toilet room with washbasin.

The room that is still available is priced at £650 per person ex bills. There will be a spare room that could be used as a home office or for occasional guests (we can decide together how we will use it!).

About me:
I am an American woman in my forties who is currently career changing to be a landscape architect. I have lived in lots of house shares and have almost always become friends with people I have lived with. I also know that boundaries and privacy are super important when living with others, as are respect and kindness. I am a sociable Buddhist who enjoys a glass of wine occasionally, a good cook, a jazzhead, eco friendly and very excited about the house's gardens.
The other housemate is in her early thirties and a freelance composer and works for musicians rights agency.
