Space for a double bed, a desk, a chair and various shelves. It has built in wardrobes with slidy doors. The ensuite has an open shower, a sink with a mirror and a toilet. Shelf space as well as drawers under the sink. Shower pressure is very good.

10 minute walk to Brixton Station, 15 minute walk to Herne Hill Station, 10 minute walk to Lidl, 2 minute walk to Sainsbury's, 5 minute walk to Brockwell Park, 2 minute walk to post office/coffee shop/pub/barbers/pizza/fish and chips.

LANDLORD:

Lives nearby, friendly guy and responsive. He used to live in the property with his wife and we have a WhatsApp chat with him. We deal with him more than Marsh & Parsons.

NEIGHBOUR:

She is in the process of moving out, so a lot of her belongings are piled up in her back garden. This garden isn't accessible to us, however mentioning this as you can see the pile from the kitchen window.

RENT:

£1150 per month for the ensuite (paid to Marsh & Parsons on the 8th of each month). Deposit is £1288, not what is stated on the ad. With bills included (council tax, water, gas and electricity) it works out as ~£1275 per month.

2 years left on contract with no price increases. Move out at any time (£50 fee) as long as you replace yourself with a new tenant.
