Bright modern double room in Brixton

I'm looking to rent out my spare room - it's bright and south facing, with a small double bed (brand new mattress), large chest of drawers, mirrored wardrobe and bookcase. The room is on the first floor with the shared bathroom (my room is downstairs), so it feels very private. It overlooks the garden at the back and is quiet.

The flat has a living room and separate good size kitchen, plus a garden which is lovely for small gatherings - complete with sofa, dining set and BBQ.

Brixton station (underground and overground) is a 20 minute walk, as is Herne Hill station. It's 5 minutes to Brockwell park. There's lots of bus options on the Brixton Hill. Street parking is available with a Lambeth parking permit.

The room is £850 per month plus bills, which usually come to around £150 per month. Council Tax band C. There is great fibre broadband in the flat.

You'd be sharing with me and my two friendly cats. I enjoy travelling, eating out, swimming and bingeing box sets. I'm always up for sharing a drink in the evenings if that's your bag, but happy to give roommates their space. I'm looking for someone friendly, clean and respectful. I can't accommodate regular overnight visitors as it would be a bit of a squeeze. I work in the office full time and ideally my roommate would be in a similar position, although there is a kitchen table for some homeworking if required.
