Spacious double bedroom in a great location

Hello !

My current flatmate will be leaving mid February and I’m looking for someone to take over.

The flat is located on a quiet street near :
- Brixton (12/13 minutes walk - 5 min bus ride to the tube and train stations and Brixton’s restaurants / bars and amenities),
- Brockwell park (15 min walk),
- Clapham (16 min walk to Clapham North station + less than 10 min bus ride to Clapham Common).
There are also plenty of buses nearby, as well as a Lidl, a big Tesco and a great bakery within a few minutes walk. So, the location is really great.

The flat is located on the top floor of a charming house. It is spacious and comfortable.
The shared areas include a fully equipped eat-in kitchen, a living room with high ceilings, a bathroom (with a shower and a bathtub) and additional guest toilets. There is also a nice balcony, not huge but big enough to have a drink outside.

The room to rent is large and bright with high ceilings. It comes unfurnished but I think my current flatmate is willing to sell some of his furnitures (to be confirmed with him).

The rent and bills are equally split in 2 which makes £900 for the rent per month. The bills are not included, so between £150-190 will have to be added for the bills (council tax, broadband, utilities) every month.

There is only one other tenant - me : a happy, friendly, quiet and considerate French woman. I work full time, partly at home, partly in Central London and have been living in London for 15 years now.

I am looking for someone (preferably a woman) friendly, clean, tidy, reliable and considerate who will treat the flat as a proper home (and not a party pad)
No couples or students, I'm afraid.
No smokers either, sorry.
Pets can be considered, if they're friendly and clean.

Visits available from the 11th of January but virtual visits possible on demand before.
