Description
Spoiler Alert. This is an ad for a room in a house share with potentially 5 other sharers as well as a resident landlord in the background.
Merit Alert. The house is in an extremely convenient location for travel, early or late, to and from central London. It is only 5 mins walk to Brixton tube station. Also there are lots of bus routes some of which are all-night.
Other Details.
The house itself is a comfortable older house with lots of wooden floors in communal areas. Many people have enjoyed living here.
There is a large kitchen which has a table. and enough space for eating.. Just outside the kitchen door there is an outdoor table close enough to the kitchen for eating outdoors in summer.
The kitchen and garden in summer are the main potential social interaction areas. There is not at present a common room.
Bicycles are ok and can be brought through the house for parking safely at the back.
There are two separate toilets. There is a separate bathroom with a shower. There is a separate shower room.
The room offered in this ad is on the middle floor of the house and has a window looking out to the back of the house. It has a double bed, a wardrobe, a set of floor to ceiling shelves, a table, a chest of drawers.
Social life in the house is low key. People are friendly but not over-wanting friendship or involvement in communal events. People’s main concerns are that other people in the house will be respectful of their needs, wash up in the kitchen after eating, not stack up communal areas with their own individual belongings, learn to close the front door quietly when going out.
The rent quoted includes broadband, water, and council tax. Gas and electricity are extra and bills come in every 3 months. Last quarter’s bill at end of November calculated out at approx. £8 per person per week. But it was mostly mild weather in that quarter. Next bill in early March 2025 with colder weather and a recent increase in fuel charges will be higher than that.
The landlord is mostly resident in the house but largely eats and cooks in his separate section of the house.
EPC rating for the house is Band C.
In addition to the room advertised in this ad there will be a second room coming up on 16th Jan.
Please note that in the aim of keeping a more gender balanced house applications from women are preferred for this room.
