Spacious room between Clapham and Brixton!

Hi there,

My partner and I are looking for someone to take over this large room on the first floor of a Victorian house, with a seperate private bathroom! It'll be a contract takeover for the month of September (making the rent discounted for that month at £1200!) and then you'll sign on to your own 1 year minimum contract.

This is a lovely double room, fully furnished with a standing desk (no chair), beside tables/chest of drawers, a clothing rack, mirror and wardrobe, still with lots of open space and big, west facing windows letting in the sunset.

Couples are welcome for a rent of £1430 (£1350 for single occupancy).

You'll be living with a lovely couple from Portugal who are in the one other room with an ensuite shower. They are friendly but mostly keep to themselves.

You'll have your own bathroom, with the exception of a shared loo. The kitchen has everything you need and lots of storage space.

There's a brand new washing machine, toaster, kettle, vacuum and a dryer. There's also a shared space/living room in the flat with extra room to hang out in!

It’s located just off Acre Lane but still feels quiet, and there are also lots of shops, cafes and a Lidl + Tesco right across the road, however. There’s a bus stop right outside the house, Brixton and Clapham north tube stations are each less than a 10 minute walk away, so it’s incredibly well connected. Clapham Common is just up the road and Brockwell Park is close by too!

Important details:
- Rent is £1430 a month, but is discounted to £1200 for September as it’s a tenancy takeover
- Upfront deposit of £1200 is required
- All bills are covered except gas and elec which is about 40-80pcm but gas is about £30 higher in the middle of winter.
- You have to meet affordability criteria as a household (£50 000 for a couple, 40500 for single)
- References are required, this will happen through the agency managing the property
