Description

The flat is bright and cheerful, with a gorgeous high-ceilinged living/dining room, a decent-sized kitchen and two bathrooms. It’s compact but doesn’t feel like a squeeze, unless everyone decides to cook at the same time.

The room is large, with high ceilings, lots of natural light and plenty of space for a desk and a big wardrobe. The back window gets loads of morning sun and is double glazed, so the room warms up quickly in winter and stays relatively cool in summer.

You’ll be sharing with Will and Francis, who are brothers (and good pals) in their early 30s. Will is an engineer and Francis is an art curator, but more importantly, they’re both lovely and easy-going. They’re keen climbers and are often at the local bouldering wall in the evening, but also like gigs, theatre, exhibitions, casual evenings in front of the telly and the occasional drink at the local.

They’re looking for someone easy-going, respectful of the shared species and reasonably tidy, who’ll enjoy hanging out in the flat and grabbing a drink after work from time to time. It’s a lovely, cosy space to sit around chatting over coffee or an aperol, so ideal for a trio who like talking nonsense when they should be working from home. As the flat is compact and the room is next to the kitchen, it works best if everyone has a broadly similar schedule, although they’re happy to communicate and work things out to make it work.

Whilst they'd like to stress that their party days are far from over, they're now in their 30s so don't expect any midweek late-night revelry or bleak after parties. A few friends round for wine and cheese or a spatchcocked chicken is more their speed now. That being said they're not opposed to raising the tempo if that's your vibe.

The flat is about a 20-minute walk from Brixton station, 10 minutes from Herne Hill and a stone’s throw from Brockwell Park. The Elm Park Tavern is a great local pub just five minutes away, and there’s a big Sainsbury’s very nearby too. Brixton’s independent cafés, restaurants, music venues and community spaces are also close by, with plenty to explore on foot or by bike.

I’ve moved out now, so the room is empty and available immediately. It’s unfurnished apart from a large wardrobe, which you’re welcome to keep or not. It’s mine rather than the landlord’s.

Rent is £850, with bills around £120 on top. The landlord is sound, responsive when needed and hasn’t raised the rent while they’ve been here.

There are no pets in the flat, unfortunately, although we do have some friendly local cats who occasionally stop by.
