The Room: 4m x 3m lovely back-of-house overlooking a small garden. £1248 pcm total includes cleaner and includes all other bills (good broadband, Council Tax (D), gas, electricity, safety checks, TV licence, water = £180)

Both rooms have spacious sturdy desk and chair., elegant curtains!

A monthly cleaner is provided of communal areas.

The Deal: Ideally long-term! Legal right to 4 months and will NEVER raise rent above inflation. Extended automatically unless lodger or landlord gives notice.

The Vibe: Flat-mates socialize and sometimes invite friends but often meet at breakfast etc. It's a sociable. calm and fun (not a party) house, You're welcome to chat with current occupants to see how we work together.

The Flat: Shared Kitchen/Living Room: Bright, with new. quality appliances.

The Area: 5-10 minute walk to:

• The lovely Brockwell Park, cafes, supermarkets, restaurants, clubs/bars/live music, food markets (Herne Hill for deli, Brixton), doctors, post offices, tennis, swimming and gyms..

• Brixton tube (2 min to Vauxhall, 4 to Victoria, 5 to Oxford Circus), Brixton Rail, Herne Hill Rail (5 min to Blackfriars) for quick journeys to central London.

Hope to see you soon, Ava and Dave who own the flat. The current departing flatmates are a fun 43 year old Colombian scientist (incoming) working at Kew Gardens and a lovely trainee barrister. Leaving due to job changes, both are now friends available to talk through their experience in the flat!
