£850/month includes all bills except gas/elec. Short term < 3 months, £220/week including all bills, 1 week min.

Room has new bed and mattress with storage under (see pics!), wardrobe, chest of drawers, bedside table, and a small desk for home working (tho lounge can also be used).

Spacious lounge with sofa, dining table and HD TV with Freeview and Chromecast for streaming.

Recently renovated kitchen with dishwasher, fridge, induction hob, oven, and washing machine; refitted bathroom with bath/shower, and access to a shared balcony.

7 min walk to Brixton town centre, and dozens (hundreds?) of shops/bars/restaurants and Victoria line.

Sainsburys is 2 mins walk, Tesco & Lidl 10 min and the lovely green spaces Brockwell Park 5 min away.

For cyclists we have a 'bikehangar' on-site to park for free, and even free car parking.

You'd be sharing with me (James), born in the US but London has been my home for 20 years. Travel is my passion and I'm just back from 2.5 years away. Work in IT and transport planning, finding my next job now.

Though I'm a 'live in landlord' I'm not precious about the place and want the person living here to feel at home, happy for you to add personal touches.

For me consideration is the most important quality for a flatmate - having stayed (mostly) in hostels for 2.5 years reinforced this - to be aware how one's actions impact others - Goes for both of us!
