I am an independent landlord, there is no managing or estate agent and no extra fees to pay apart from the deposit and monthly rent.

Currently there are 2 female tenants, this ad is for looking for another female tenant as that is the preference of the existing tenants.

The house is a minute walk to the main road where there are plenty of buses going towards the city (Brixton Station, Kennington, Elephant & Castle, Marble Arch, Oxford Circus, Liverpool Street, London Bridge), going away from the city (Tooting, Streatham, Mitcham, Croydon) just to name a few. You have Brixton Underground (Victoria Line) and Overground Stations, Streatham Hill Overground Station, multiple Clapham Underground Stations, as the closest stations to get trains from all are within 10/15 minutes walking distance of the house, could be quicker depending on your walking pace. As well as buses to Clapham Junction

The area is nice and quiet, with street parking available (permit holders). There are also many shops in the surrounding area, there is a newsagents & Tesco Express within 2 minutes walking distance, with a pharmacy right next to it. A GP Surgery within 3 minutes walking distance, there is also a groceries shop and a fish & chip shop within a 5 minute walk. There are also multiple hairdressers & dentist practices on the main road and the adjoining road. There is a Sainsbury's Local on the main road (Brixton Hill) this is also where the bus stop is buses going into the city. There are many options within the local area, which can be explored by taking a 10/15 minute walk around the main road, the parallel and perpendicular roads. Within a 5 minute walking radius there are many local amenities, such as, multiple off licences that stay open till late, a doctor's surgery, a pharmacy, a dentist, hairdressers, Tesco express (free cash machine), Sainsbury local, McDonalds, chicken shops, many restaurants of different cuisines for eat in or takeaway, butchers, fruit and vegetable shop, hardware store & an access self storage.

The house has a ground floor, where there is 1 bedroom, the living room, a toilet, a dining room, a kitchen and a garden. On the first floor there are 3 bedrooms, a bathroom and a toilet. The room already comes with a double bed, mattress and a 3 door wardrobe, the room has 2 large windows which allow for plenty of sunshine. The house is also fully furnished with a washing machine, dryer, gas cooker, oven cooker, microwave, kettle and 2 refrigerators/freezers. All bills included in monthly rent (electric, gas, water, broadband, council tax). No pets allowed. No Smoking.
