We have a large, recently furnished room to rent in a beautifully presented five bedroom house with a good sized garden (perfect for BBQs) on a very quiet cul-de-sac near to the fashionable bars and restaurants of Abbeville Road, Clapham and Brixton.

The house has a spacious sitting room and separate open plan kitchen, sitting and dining room which has another television and sofa, 3 bathrooms, a utility and shed. It also has private free parking with plenty of spaces.

You will be sharing with two professionals. We are both really sociable and enjoy a catch up with a glass of wine in the evenings. We like cooking, keeping fit (sometimes) and spending time with friends. We are ideally looking for like minded individuals who are easy going and fun.

The room:

Has a double bed and mattress. It is carpeted and comes with a very large wardrobe. The room is 4x4 metres facing onto the back garden. The house is very warm and very quiet as we are in a cul-de-sac away from main roads.

The price of the room is £950 per month including all bills. This includes a cleaner who comes for 3 hours every two weeks (and she is very good) and fast broadband. If you want sometime alone or to watch your own television programme there is a separate living room to escape. We also have a cozy open fire which is lovely for the cold winter evenings.

Kitchen comes with two ovens, induction hob, dish washer, microwave, washing machine and dryer with all mod cons.

The location:

-Lyham close is quiet and very safe
-it is a 10 minute walk to the famous Abbeville Road and 15 minute walk (or 5-10 minute bus ride) to either Brixton village (Victoria line) or Clapham (North, Common and South stations-Northern line)
-Close to Kings Avenue bus stops: routes 137, 355, 417, N137 and Brixton hill bus stops: routes 35, 37, 45, 59, 109, 118, 133, 137, 159, 250, 333, 355 and 417. Needless to say you are never waiting more than a minute for a bus
- We are also 15 minute walk from Streatham Hill Station or a 5 to 10 minute bus ride
- We are equidistant (15 minutes) from three London parks: Clapham Common, Brockwell Park (with a Lido) and Tooting Bec Park (which also has a Lido).
- Abbeville Road has a great pub, lovely restaurants, cafes and a farmers market on Sundays.
