The room is £900 per month, the deposit is 5 weeks (£1040) and the bills come to £151.50 per month and break down as follows:

Council Tax (Band C Lewisham) - 75
Internet (BT) - 11.50
Electric/Gas (Eon) - 45
Water (Thames Water) - 20

Internet speeds average around 70mbps download, 11mbps upload.

The flat currently does not have a TV license, but if you want one we can get one and I will pay half!

I shopped around and got the cheapest, best deals I could get, these prices are locked in for a year, so no nasty surprises.

The letting agent (Hamways) will want three months bank statements and references. If you are on universal credit they will want a guarentor.

The flat itself is on the second floor of a lovely building in Brockley, 15 minutes walk from Brockley overground station and a 10 minute walk to St Johns rail station (which has a London Bridge train that gets you there in less than 10 minutes). You can walk to Greenwich from here in 15-20 minutes, New Cross in 10-15 minutes and Lewisham centre in about 15 minutes. There are bus stops within five minutes of our front door. There is a large Asda and a large Sainsburys 10 minutes away and a small Tesco a few minutes away. If there is something you want that isn't available within walking distance I would be very surprised.

This place consists of a large kitchen/front room (fully furnished, with an oven, microwave, washing machine, fridge/freezer Sofa etc), a small bathroom with a bath/shower, toilet and sink and an actually large (not just spareroom advert "large") unfurnished bedroom.

The bedroom measures 4.2 metres (13.8 feet) by 3.5 metres (11.5 feet). It is big enough to be a bedroom and an office/living area all in one. It has two large windows, gets a lot of light and it has pretty good soundproofing. The road is pretty quiet too.

The garden is actually huge, and rarely used by other tennants in the building. The neighbours are friendly and the bins get taken weekly.

This place is really great, the transport links are incredible and there is so much cool stuff going on around here. It's the best place I have lived in this city, and I am not just saying that to sell a room. I love it here and I am pretty sure you will too.

You would be living with me, I am a 39 year old transgender woman who likes her own space but I am pretty sociable. I tend to be in the flat most of the time working on my computer in my bedroom so I won't always be in your way! I have been doing journalism for years but I am looking for a change right now. My income is stable and I pay my bills on time.

I am always available to watch whatever new show everyone is talking about. I am a bit of nerd, I like games, movies and yes...I do play Dungeons and Dragons. The frontroom has a TV, media PC, Playstation 4 and a Nintendo Switch which you are very welcome to use! I subscribe to Amazon Prime video and Dropout (which is just the best) which you are also very welcome to use!

I had planned for a friend to move in but things fell through so I am looking for someone who can start a new 12 month contract commencing on the 18th of September. The start date for the contract can't be changed, but moving in can happen possibly earlier, or later as long as you sign the contract from the agency and put down the deposit and the first months rent before the 18th of September.

We would be letting through an agency called Hamways, they tend to leave us alone and as long as we pay on time they are very chill. The contract states no pets and no smoking, sorry animal lovers/smokers!

I don't have any major no no's when it comes to who I am living with. As long as I can sleep at night, be able to get to the kitchen and have somewhere to hang my washing, I am happy.
