One bathroom, one bedroom, one living room / study, and one kitchen / diner. Set up for one person / a couple but the sofa makes a very comfortable single bed for visitors.

The study is set up for WFH with screen, Jabra speaker + headphones, and wireless keyboard and mouse.

The rent
The rent is £1980 per month, plus bills.

The bills change during the winter months depending on how much heating and hot water is used (the flat has an electric boiler).

Price is below the market as looking for a single young professional, someone to look after the flat well.

Transport links
Situated in Brockley, a very cute South East neighbourhood in Zone 2. Excellently connected.

- 7min walk to Brockley Station, which has the Overground Windrush line that goes to Highbury & Islington via Whitechapel and Shoreditch. This is very easy if you are travelling to the east City around Liverpool Street. Owner travels to Spitalfields Market, which is usually a 35 minute commute door-to-door. Brockley Station also has the train, which gets to London Bridge in 8 minutes.

- 9min walk to Crofton Station, which goes to London Bridge, Blackfriars, City Thameslink, Warrington, Kings Cross, and Victoria.

- 15min walk to Ladywell Station and St John's Station, which both go to Cannon Street, London Bridge, and Charing Cross. Also a great station if you want to do day trips to Kent.

The area
Brockley is a gem. The flat is on a beautiful street built in the 1870s, the residents of which own and are renovating the red telephone box at the start of the street into a seed library.

The street leads up to Hilly Fields, one of the rare London parks situated on a hill with lovely views of the city and the suburbs - you can see the Shard and Canary Wharf from here. Hilly Fields has an excellent park cafe called Pistachio's which is frequented primarily by dogs and their humans, and recently surfaced public tennis courts (£2 per hour or £35 per year for unlimited hours - possibly the best deal in London). Ladywell Cemetery is also just around the corner; the two together make an excellent 5k run route.

The area has a super friendly record shop run by Lorenzo, a bustling secondhand bookshop (with an excellent book club), a handful of excellent restaurants (which are never booked, unlike the rest of London), great pubs and wine and cocktail bars (which have bring your own record nights, listening evenings, live music, etc.), a brilliant local produce market on Saturdays (the walk to which from the flat is down the beautiful Tressillian Road), a reformer Pilates studio 2min down the house, yoga and other class / boxing etc. studios 5mins away, excellent cafes, and just a great mix of young people. Ladywell, Nunhead and Telegraph Hill are just round the corner and all excellent.
