Hello!
I’m renting lovely 2-bed flat on St Asaph Road in Brockley and I’m looking for a flatmate to join me. I moved in December so still settling in!
**About the flat**
It’s a ground-floor flat in a beautiful terrace, full of character. There’s a large living room with high ceilings and loads of natural light, plus a separate kitchen (small but very well designed, with great storage and modern appliances including a dishwasher and washer-dryer).
The available bedroom is a good size, with a large window looking out onto the garden. It has generous built-in wardrobes, so ideal if you’ve got plenty of clothes or storage needs. (There’s currently a sofa bed in there, which I plan to move into the summer house.)
A real highlight is the heated summer house / garden office at the back of the garden. It’s basically an extra living room (plenty of space for a desk and sofa) and would be perfect for working from home, creative projects, or summer BBQs and gatherings.
The flat (and available room) is unfurnished, so everything in the photos is mine. I’m very open to rearranging or switching things around once you move in - decisions about shared spaces will be 50:50. I don’t claim to be an interior designer, so help and ideas very welcome!
Council tax band B (Lewisham), EPC rating D.
**The location**
Brockley & Nunhead are brilliants area quiet and green, but with plenty going on and a strong community feel. It’s also very close to Peckham and Deptford etc for nights out.
Telegraph Hill is just round the corner- one of London’s most underrated parks, with views across the city and a great cafe!
The flat is within walking distance of several train and Overground stations, making it easy to get into central London.
**About me**
I’m Luke, 30, and I work in climate policy. I’m laid-back and sociable, into outdoorsy things, live music, reading, and pub trips.
My main hobby is playing traditional Irish and Scottish music, and I’m often found at sessions in pubs across south London. I'm careful not to annoy flatmates by practising - promise! It would be a bonus to live with someone musical :)
Above all, I’m looking for a flatmate to help make this place feel homely and inviting for the rest of winter and beyond.
**Admin**
Rent: £1,040 pcm. This is less than a 50:50 split, so if the move date is later I might need to increase this a bit, as I'm currently covering the rent for both rooms (can discuss when viewing)
Deposit: 5 weeks rent, in deposit scheme
Bills: not included, £160 pcm (so about £1200 all in).
Contract: 1 year - with break clause, and ability to switch tenants for £50 fee. Referencing required via the estate agent.
Move in date: The room is available anytime from now, but I can be flexible on the move-in date for the right person.
**If you’re interested**
I’m looking for someone with a similar-ish lifestyle: not a huge party animal, but friendly and sociable.
Ideally you’d be looking to stay for a year or more, though shorter lets could work too.
