Hi there!

My flatmate of 10 years is moving out to Bristol and I'm looking for someone to take her place.

About me:
I'm a 32 years old Belgian guy working in a restaurant in East London. That means I work most evenings and weekends. I love plants and board/video games, so it's great if you like that too. The flat is also shared with London, my 14 years old grumpy old man of a ginger cat. He's very friendly though.

About you:
I'm looking for a quiet and respectful flatmate. Ideally LGBT as well but not mandatory. The flat isn't suited for someone who studies or works from home a lot. I'm not too specific with who I'm looking for, as long as you are a friendly and easy going person.

About your room:
The room is a bit of a squeeze. It fits a double bed, which lifts up to provide storage underneath. You also have a couple of shelves and a big cupboard for clothes and a smaller one on top. The carpet has been replaced recently and is in good condition.
The room is available at the end of February. The bills aren't included and bring the total cost to around £1023 per month. The flat is also only available until November when my landlady is moving back in.

About the flat:
The living room is very spacious with two built in bookshelves, one of which would be for you. There is also a chest of drawers for you, but we can replace it with something else if you prefer a different kind of furniture (or if you have your own).

The kitchen is lovely and was refurbished two years ago, before I moved in. It has a nice view onto the garden where you can see foxes, squirrels and birds when making your cup of tea in the morning. My flatmate is going to take quite a lot of stuff with her so if you have your own that's great. But we can always sort something out if needs be.

We are very lucky to have access to two third of the garden (the back of it belongs to our lovely neighbour upstairs). We also have two terraces, one at basement level outside of the kitchen, onto which your window opens, and one at garden level perfect for a hot day in summer.

About the location:
The flat is situated on a quiet and green street of Brockley, within the conservation area. It is 5 minutes walk from Brockley station and 10 minutes walk from St John station.
It is in a tax band C.
