Small Double in shared flat with garden & cat!

Small Double room with a new double bed, a chest of drawers and a wardrobe.
Shared living room, kitchen, bathroom and garden with Myself and Caleb (the cat).
Bills included, except for the electricity, which will be split, usually around £50 between us. Council Tax Band C.
It's an easy 2-minute walk to Nunhead station and a 15-minute walk to Brockley station.
I'm out most weekdays at work, but am usually home in the evenings.
For full disclosure, the family in the flat above have two kids who are sometimes a bit noisy, although never late into the evening.
I'm looking for a tidy, calm and professional housemate who may occasionally want a pint and would feed and pet Caleb every now and then. Willing to discuss price if only needed Monday to Friday.
