Hi :) me and my girlfriend (2 professionals) are looking to fill 1 room LONG TERM in our 3 bed house in Brockley. NO SUBLETS

About us:
She’s an architecture assistant and I’m working in teaching assistance and performative arts so we are both creative. We moved to London a little under a year ago from Manchester where we both went to uni studying music and architecture . I am 25 and she is 23 so we are not students any more but fine to have students as flatmates. We do value a clean flat (no clutter but not incessantly clean). We are both autistic and welcome anyone neurodiverse or lgbtq+. While we value alone time, we also value spending time with friends and flatmates alike, and would really like to have a house with people to come back to and watch some stupid shit on the TV with after work or go out around London with. We also like to travel, and as I have a car, we like to get out of London a decent amount, but not for long periods. We also both love music, festivals,
concerts, and anything artsy. We are also happy to have people that smoke (friendly) as long as a window is opened or it's smoked outside! And one other rule, NO SHOES ON THE RUG !!😂

Amenities:
Both rooms are very sizeable for London with large and light living spaces that come fully furnished. The house has a small garden round the back behind some padlocked doors (it's not great though and we've never used it) and free parking all along Drakefell Road where I park my car. If you have a bike it can be kept in the front porch (we've never had any issues with stolen bikes when my flatmate has left theirs there) or behind the locked door in the back garden.
There is a flat of 2 below, and we are the top flat. Pets are also fine if you notify the agent/landlord, me and my boyfriend both love cats specifically :)

Spaces:
- 1 living room with a table, TV, 2 sofas and a fridge
- 1 shower room with a shower-bath and toilet
- 1 toilet
- 1 kitchen (washing machine but no dryer, 1 fridge, kettle, microwave and dishwasher)
- 3 bedrooms (me and my boyfriend are looking to share my current room and split the rent of the room between us) furnished with beds, wardrobes and chest of drawers
- Large attic for extra storage.

Travel Links:
The house is located in Brockley right on Drakefell Road and is a quick 3 minute walk to Brockley station which has the Windrush line and a direct link train to London Bridge. Also, easy access to bus stops, with one right round the corner.

In the area:
It has an off license, co-op disguised as a costcutter and small Sainsbury's all under a 5 minute walk away as well as 2 bus stops a minutes walk away from the house. The house is also a 7 minute walk down the road from Telegraph Hill and Skehan's pub, as well as the Brockley Barge Spoons in Brockley. Drakefell Road is quite busy but you won't hear ambulances or police cars constantly and the area is calm.

Bills and Lease:
- Lease renews on the 30th of July so looking to move people in just before or
Complete your profile to request after then and not really much later as obviously we'll be paying the rent instead of new tenants.
- Deposit is £2046.15pp which includes you first month of rent payment and must be paid upfront before signing the
contract and moving in. This may be subject to increase with contract
renewal.
- Rent is £950pppm - subject to increase with contract renewal. We are on a rolling contract but the landlord is looking to sell the house and must give 2 months notice for us to move out if the house sells. However the house has been on the market for over a year and doesn't look like it will sell anytime soon!
- Bills for Electricity and Gas are £35-65pppm (the house has double glazed windows so traps in heat quite well so doesn't get freezing) and WiFi was £30 for the year when split between 4 (subject to increase if we renew the WiFi)
- Council tax is £49.75 when split between 4 as we are in Council Tax Band C. However having 1 student as a tenant does not give you the 25% off discount in the Lewisham council area.
- To rent, you will need to pass an affordability check which takes into consideration your work salary. If you don't pass this, you will need a uk based guarantor to rent.
