Modern 3 bed flat in East London

3 bedroom - looking for 2 tenants.

The flat is on the 11th floor; The building has a gym which is free to residents and 24 hour concierge on the ground floor; we are on top of Bromley-by-Bow station, which is on the district and Hammersmith line and two stops from the central line (it takes about 20/30 minutes to get into central). We’re 10 mins from Westfield Stratford and there’s a Tesco superstore a 5 minute walk away.

It’s a 3 bed flat: myself and my partner are sharing the largest room which has an en-suite, and there is a double bedroom and a slightly smaller room (currently being used by our housemate as her work from home office/spare room). The landlord has said we can have 4 people living here which would decrease the cost. The bathroom would be shared by 2 flatmates.
Rent:
* £2,425 a month. £606 each.
* Bills and council tax comes to around £97 each.

My boyfriend has lived in this flat for 3 years now. We’ve been together for 4 years and have been living in this flat for one year together. We’re originally from Cornwall. I work in a school in Acton, so I’m out of the house before 7am and back around 6.30pm Monday-Friday. My boyfriend works in a cocktail bar, so he is often out from 12pm and gets home early hours of the morning (but he’s quiet haha!). I love to cook, we’re fairly quiet and are tidy.

The contract starts on 11th August. For 4 people, the landlord would want us to sign for 18 months, so it’s long-term. However, I am waiting to confirm that a tenant would be able to move out as long as they found a new tenant to occupy the room
