Large double front room w en suite - huge garden

Really lovely trustworthy person or couple wanted for our friendly, welcoming smoke-free drug-free home - I am a solo mum with a (delightful) toddler so it’s really important that it is a safe, kind, respectful space for everyone. I’ve been here five years so it’s very homely, peaceful vibe.

It’s big double front facing room with bay windows, high ceilings and wooden floors with loads of storage and an en suite shower/loo. The rest of the house has two small rooms that me and my child share, another bathroom with a bath, a large shared kitchen/living room and a truly stunning enormous garden with mature trees which we only share with the downstairs neighbour (who has lived here for forty years) - it’s a real haven and will suit a nature lover.

I’m an actor/singer/creative working mainly from home combined with being a full time stay-at-home mum. The sound proofing in the front room is excellent so we don’t tend to disturb, but I am looking for someone who is genuinely happy about living with a small child in the house! We occasionally have chilled gatherings, often in the garden with friends, fire pit and guitars, book club meetings, but it’s pretty gentle these days and not really a huge party flat - but I’m often up for a bit of socialising or sharing food or watching telly in the evenings, also happy to not though.

Bills are currently £165 each for three (grownup) housemates (council tax band E) - however I am happy to negotiate a split on the water bill going forward given that I have a toddler.

Transport links are great with Kilburn, Brondesbury and Brondesbury Park all within 5-10 mins walk.

£1075 for single person or £1250 for a couple.
Landlord will need full referencing process via Rightmove, he doesn’t allow any pets unfortunately.
