Hello! Welcome to our room advert!

The flat:
The flat is a 2 bedroom double story property with a kitchen and separate living room and balcony downstairs, and two bedrooms and a large shared bathroom upstairs. The available bedroom is the larger of the two rooms and comes with an absolute ton of storage and huge windows to let the light in. We also recently painted the upstairs rooms and as you can see they look pretty nice!

The current tenants in the smaller room are a couple, Goncalo and Rita. They are extremely wonderful people who after the previous couple in the large room left London they took over the whole flat for a short while. Now they are downsizing back to just the one bedroom, so this is a great opportunity to join a wonderful flatshare in a beautiful home with great people in a great location!

We would prefer a couple to move in, as this has in the past been the best dynamic. However, individuals are also welcome and if the fit is right we will be delighted to welcome you in!

(Please ignore the sorry looking carpet in the photos, we are getting all the upstairs carpets replaced next week with some beautiful new carpeting!)

The bills:

The bills come to £125 per month, and this includes:
- electricity
- water
- council tax
- internet

The £125 does not include
- gas, which is paid via a top up card either online (i think) or at the corner shop down the road. I asked Goncalo and he said they pay around £25 per month, so split between two rooms that's an extra £15 ish per month i guess (probably a bit more in the winter when the heating gets turned on)?

Location:

The flat is located in NW6, and is approx 1 min walk from Brondesbury park overground station, 7 mins walk from queens park underground station, and about 10 mins walk from Kilburn underground station. There are two or three bus routes around and about.

Turn right out of the building and you'll be on Salusbury Road, full of classy bakeries and eateries and a couple of supermarkets and delis. Turn left and you'll be on your way to Kilburn high road with all the high street stuff.

Availability:

The room is available immediately for you to move in, but just bear in mind that we will get the carpet replaced next week so that might cause a bit of disruption.

The landlords:

My wife and I bought this place in 2013 to live in, but a couple of years later when my mum fell ill we moved to India to take care of her. But we bought this house to turn into a home, and we try our absolute hardest to make sure that every person who lives in it has a really positive experience.

We have a whatsapp group with all our tenants and through this you guys can reach out to us whenever there is an issue, also we try to check in once every few months through this group to see if any issues need addressing. We fix things quickly when they break, we keep the house looking as nice as possible, and we take pride in our tenants genuinely enjoying living in this home.

We have many positive reviews from our old tenants and would be very happy to put you in touch with them so you can hear first hand their experience of the flat and us.

The train noise:

For full disclosure, there is the overground train line from brondesbury park station that runs next to our building, and a couple of times a day a goods train goes past. Therefore, there is some train noise. However, when we lived there we stopped noticing the train noise within a few days, and all the tenants we have had have lived there for years without a single complaint. So, it's not a huge issue but it is there! Just thought to let you know in case that's a dealbreaker for anyone.
