Student room, fully furnish excellent connections

I am looking to let the second room in my 2 bed flat.
It is a double room perfect for an student as it is furnished including linen if required.
The room has a double bed, desk, chair, shelves, drawers, and hanging rail.

There is a fully kitted out kitchen with shared plates, cookware, appliances, everything from a cake mixer to rice cooker.
Meat including pork and beef is cooked in the kitchen and nuts are also present.

There is just one shared bathroom, bath, toilet, shower over bath.
The kitchen and living room are off the hall. The living room may be inaccessible during the day when I have work calls. The kitchen, bathroom, bedroom can all still be accessed.

The room is for one person with no regular overnight guests. Occasional stays may be accommodated if discussed prior with limited length of stay.

While this is not a shared room, I have a cat, I cannot prevent her from entering your room or bed. I am looking for a tenant who doesn't mind her occasional intrusions.

All bills included fiber optic internet, heating, electricity etc. Students are council tax exempt though documentation may be required.

A couple of the cupboards within the room that are used as long term storage, if access is required appropriate notice would be given.

Location
There is a large private communal garden outside. The flat is moments from shepherds bush green and Brook green and Holland park, is a short walk away.
There are 4 different supermarkets within 10minutes walking distance as well as general amenities such as gyms, restaurants, libraries.
The historic shepherd’s bush market is also nearby for a variety of international foods.

Transport:
The flat is 30 minutes from many central London locations.
5-10 minutes walk to Shepherd’s Bush tube station, Shepherd’s Bush train station, Goldhawk road tube station. The Hammersmith tube station is 10 to 15 minute walk south.
There are also good bus connections with multiple stops less than 5 minutes from the flat, including night buses.
There are many hire bike companies in the area and an official transport for London cycle hire across the road.
