1. Key details about the flat:
- We're on Cardozo Road - a quiet, leafy, residential street, just 5 minutes' walk from Caledonian Road tube station, and 10 minutes' walk from Holloway high street.
- This is a two-bedroom flat - I'm a current tenant, and the other bedroom's now available, as my current flatmate's moving on to a different part of London.
- We have a living room, kitchen area, two bedrooms, and two bathrooms. It's very spacious for two people!
- We have a dishwasher, washing machine, and tumble dryer. We also have a heated drying rack.
- This tenancy began in 2018 and, during that time, they've been very responsive to maintenance requests and reasonable about matters such as rent increases.
- This is one of three flats in our building (one above, one below) - the other two households are also young professionals, mostly in their mid-late 20s, and are very courteous and quiet.
- You'd have exclusive use of the flat's primary bathroom (including bath, shower attachment, and toilet).
- The move-in date is flexible - currently the 10th August, but could be earlier.
2. About me:
- I'm friendly and easygoing - as long as the flat is clean, tidy, and not excessively noisy, I'm easy.
- I love board games, films, philosophy, politics, video games, and music. I have a Nintendo Switch in the living room, which you're welcome to use solo and/or join me for some multiplayer! I also have a digital piano in my room and would especially welcome any budding guitarists.
- I love spending some evenings playing board games, watching a film, going out to the pub, and on other evenings I prefer to settle down with a book to keep me company.
- Hosting social gatherings in the flat is very welcome and encouraged, as long as you're respectful about the noise level after 23:00.
- Partners/friends are very welcome to stay over on some evenings.
- I work full-time in mental health for the NHS. I work from home approx. three days per week - typically alternating between my bedroom and the living room.
3. About you:
- Like me, you'd be up for doing stuff together as a pair on some evenings (board games, films, pub, etc.) and doing our separate thing on other evenings.
- Ideally, like me, you'd spend about 2 days a week (or more) working in an office - just means each of us is likelier to have enough space to ourselves on days when we work from home.
- You're reasonably clean and tidy - not keeping dirty dishes in your bedroom, taking turns with me to do the dishwasher, etc. But you don't need to be exemplary - I'd be very open to hiring a cleaner on a fortnightly basis or similar with you.
- You're respectful about noise - social gatherings are very welcome and encouraged, but not excessively noisy after 23:00 unless we're agreed beforehand that that's okay (which it usually would be on a Friday or Saturday).
- Open to any gender and ages approx. 22-36.

- Rent: £1085 per month.
- Bills: approx. £195 per month per person, at current rates. (Energy is currently around £45 per month per person. Council tax, Band E, is £98 per month per person for 2024/25. Other bills include water, insurance, internet, and TV licence.)
