TWO Double Bedrooms in Flatshare

STUDENTS ONLY

General flat info:
- The flat has four bedrooms, two full bathrooms, a shared living room and kitchen, plus a balcony
- Two bedrooms available, one is on the 1st floor, the other is on the 2nd
- You also have access to the shared storage room upstairs (pictured)
- We have an in-unit washer and dryer
- The two remaining roommates are students

Rent, bills, location, dates:
- Rent pcm is £1050 (Around £241pw)
- Total bills end up around £50 (water, wifi, electricity, etc)
- NO COUNCIL TAX (student exemption)
- Sublease dates are June 18th to August 28th (10 weeks total)
- We would be writing an addendum to the tenancy agreement so you have all of the protections offered by a tenancy agreement. All of the paperwork would be done through letting agents, you will be issued a new inventory & deposit will be protected.

Mail & maintenance:
- We have a mail slot and packages are usually left outside the door. There has been no issue with package theft- we are friendly with our neighbors though so occasionally we take in each other's packages if away.
- There are also multiple Amazon lockers/news counters you can pick up deliveries from if that is more comfortable for you.
- We have property managers who take care of any repairs and maintenance, you will be given their contact info.

Neighborhood & transport links:
- The flat is a short well-lit walk from Caledonian Road Station (approx 5-7 minutes)
- Caledonian Road Station is one tube stop from Kings Cross which connects you with basically every line
- There are quite a few grocery stores within a 10-minute walk, two Tescos, a Sainsbury, and two Nisas which are both 24-hours
- There are also some larger grocery stores Morrisons, Lidl, Waitrose, Aldi + some specialty ones a 15 minute walk away
