🇬🇧 Official Tenancy Takeover – Piccadilly Court, London
This is an official tenancy replacement process facilitated under the terms of my contract with UNITE Students. The successful applicant will be subject to UNITE‘s approval and must sign a new tenancy agreement directly with them. Upon completion, a £50 room preparation fee applies, and my liability ends on the start date of the new contract.

· Tenant Status: You must be and remain a student in full-time education throughout the tenancy. This is a condition of the tenancy agreement (Clause 2.4.1).
· Smoking: Strictly prohibited anywhere in the Property, including e-cigarettes and vapes (Clause 6.4.1).
· Pets: Not allowed. Accredited assistance animals may be permitted only with prior written approval from UNITE (Clause 6.4.9).
· Occupancy: Single occupancy only. Sharing or subletting the room is not permitted (Clause 6.1.1).
· Conduct: Must comply with all obligations under the tenancy agreement, including maintaining a quiet environment and respecting other residents.

2. Application: If you wish to proceed, I will formally recommend you to the UNITE office. UNITE holds absolute discretion in approving any replacement tenant (Clause 7.1).
3. Approval & Contract: If approved, you will complete UNITE‘s standard application, provide your own guarantor (Clause 7.1.1), and sign a new contract directly with them.
4. Handover: On the start date of your new contract, we complete the move-in/move-out handover.
