We have have a partially furnished room available in our 3-bedroom flat in Camberwell / Loughborough Junction available from 01 October 24 preferably for a long-term housemate.

LOCATION
It's a 2 minute walk from Loughborough Junction station, and approx. 15 mins away from Brixton tube station and Denmark Hill overground. Buses 35, 45 and 345 stop near the flat.

We are between Brixton and Camberwell, about 5 mins from Ruskin park and 25 mins from Brockwell park. There are plenty of supermarkets, restaurants, takeaways, bars and other shops close by, with Brixton market not far away.

A Nisa, a Coop, and a fresh fruit and veg shop are within two minutes from our doorsteps. There is a Lidl and a Tesco 10 mins away from the house. You can easily access areas such as Brixton, Camberwell, Herne Hill, Dulwich, Peckham, and Stockwell from the house.

HOUSEMATES
Ben (he/they): 27, I work freelance in community arts and theatre, enjoys being sociable at home and outside. Generally into leftist politics, queerness and queer performance, museums/galleries/theatre, cooking, reading.
Lydia (she/her): I am a 30 year old woman working in the renewable energy sector. I love going dinner and drinks, travelling and exploring London, and in my spare time I enjoy reading, arts and crafts, and cinema. Looking forward to meeting you !

HOUSE DYNAMICS
No set rules, all dietary lifestyles are fine, we have a mix in the house already. Generally a queer, friendly and laid back household. As such, we have a preference for another queer housemate, but this is not essential if you are a good match. Communal cleaning is completed weekly against a rota. Friends and partners welcome in the house, but this is not a party house, and we wouldn't expect large gatherings on a regular basis.

ACCESSIBILITY
The flat is a maisonette, split across the first and second floor of a terrace house. There are a few stairs to get to the hall from street level, then another flight of stairs to let to the first floor where we have the kitchen, bathroom and living room. Upstairs from there are the three bedrooms.

TENANCY TYPE
We rent privately from a landlord. We have a good relationship with him and we can ask him if we need anything. The contract is a statutory periodic formal agreement (monthly rolling).

BENEFITS
The landlord has previously said that he doesn't take new tenants who are on benefits. However, previous housemates have applied for UC after moving in.

REFERENCE
The landlord has previously asked tenants to provide a work reference/ statement of employment and a previous landlord's reference if you have this.

DEPOSIT, RENT AND BILLS
Rent is £725 per month, and the deposit to secure the room is £725 also, this usually acts as your last month’s rent as well, payable directly to the landlord. Bills and council tax are around £100-110 Please get in touch via DM if you have any questions or to arrange a viewing! We are happy to do viewings online if you prefer. Council Tax Band D.
