Description

One of our housemates is moving out to pursue a career move, so a room is now available in our home in Camberwell from mid September 2025 until the end of the tenancy in mid April 2026. We’re sad to see him leave, but excited to welcome a new face friendly face into the crew. We've lived in the house since October 2024 and absolutely love it so are keen to find a replacement so we can stay on for a further 6 months.

The house is great, in good condition, and we’ve found the landlord has been very responsive to repairs. The house is fully furnished, has three double bedrooms and two bathrooms (on en suite), spread over three floors. There is a really big living room with a terrace, and a good sized kitchen which leads into a private garden (with a big green egg bbq!). The house is located in a gated mews making the house and the area feel very secure and secluded.

We are 30 seconds walk from Lucas gardens and the famous Toad bakery, within a 5 min walk from Camberwell high street. Slightly further on there is Burgess Park, Ruskin Park and Brockwell park. We're also close to Brixton and Peckham, with all the bigger shops you might need and loads of lovely local shops and proper food, and culture.

The room is a second floor double room with plenty of storage (built in wardrobe and a chest of drawers) and a desk for working. The room has three windows which face on to the front of the house looking over the quiet mews.

The rent is £1,084/pcm, and Bills (including council tax) come to around £150 a month. A deposit of £1250 will be required to secure the room. Due to Landlord referencing processes, you will need to be able to demonstrate affordability for the room through full term employment.

A little bit about us:

Ari (he/him). I’m a 27 year old, British-Icelandic engineer from SW London working in technical advisory for renewable energy projects. I currently work 9-5:30 in Southwark, but WFH a couple days a week. I spend lots of my time exercising, going to gigs and cooking.

Paddy (he/him): Also 27, I work in town planning for housing projects and have done since I finished uni. I have an active social life but enjoy having a house where I can chat and unwind, share dinners, and watch crap TV (Gavin and Stacey is a personal fave). I also like running and cycling a lot, and alongside my day job host a monthly open mic in Clerkenwell (open to collabs!).

We’re really keen to meet people from all backgrounds. We are looking for people who care about making their house a positive environment for all living here - and someone who is keen to look after the house and make it a home. We’re looking for a housemate to both spend time with and become friends with, but also respect each other’s lives and space when needed. We love hosting dinners and welcoming people into our space, and cooking for pals etc - we’ve hosted birthday parties, game nights, brunches, viewing parties, but we're not a huge party house. If that's sounds like you we’d love to hear from you.

Interested? Here come the logistics…

The current occupier of the room is very flexible so the room can be made available earlier should you wish but the very latest needs to be by the 17th of October as listed. That being said, we are looking to wrap things up pretty ASAP, and will be starting viewings in early-mid September.

Once we've found the right person we will contact the landlord and request an amendment to the Tenancy Agreement, adding your name to it. This Tenancy agreement will then run until 16th April with no break clauses from either side.

Please bear with us if responses take a while. We know how tough it is out there at the minute and want to consider people properly but will aim to get back to everyone at some point!

If you have any questions feel free to reach out. And if reaching out to view a room and potentially join the house, then please say a little about yourself - (age, hobbies, favourite flavour ice cream, job, etc, and what you’re looking for in a house) - sorry to the introverts, but it’s helpful.

We're excited to hear from of you!
