We have a large and bright double bedroom available from 27 October in our friendly and well-maintained three-storey house, just moments from Burgess Park.

The house has five bedrooms and offers plenty of communal space. There is a separate lounge, a fully equipped kitchen and three bathrooms, including one en-suite.

The kitchen has everything you need, including a washing machine, microwave, fridge/freezer, toaster and kettle.

One of the nicest features of the house is the private patio garden, which gets the morning sun – a lovely place to have breakfast outside or enjoy a barbecue during the warmer months.

Everything is kept clean and tidy, with a professional cleaner visiting once a week to clean all the communal areas.

Location:

The house is in Camberwell (SE5 7LS), just moments from Burgess Park and with excellent transport connections towards Elephant & Castle and Central London.

The Camberwell entrance to Burgess Park is approximately one minute's walk from the house. It is one of South London's largest green spaces and is a fantastic place for walking, running, cycling, exercising or simply relaxing outdoors.

There are bus stops just a couple of minutes' walk from the house, with frequent services towards Elephant & Castle, Waterloo, London Bridge, Westminster, Victoria, Oxford Circus, King's Cross, Liverpool Street and other parts of Central London.

Elephant & Castle is only a short bus journey away, giving you access to the Northern and Bakerloo lines, National Rail services and excellent connections throughout London.

The location also gives you easy access to Camberwell, Peckham, Walworth and Elephant & Castle, with plenty of shops, supermarkets, cafés, restaurants, pubs and other local amenities nearby.

The Room & Flatmates:

The bedroom is large, bright and very quiet, with two large windows providing plenty of natural light. The house itself is situated on a quiet residential street, making the room a comfortable place to relax after work or studying.

The room comes fully furnished with everything shown in the photographs, including a double bed, large wardrobe, two chests of drawers, desk and chair, bookshelf, mirror, shelving and other bedroom furniture.

This is a five-bedroom house, so you would be sharing with four other housemates. The current housemates are: three males aged 22, 22 and 30, and one female aged 22.
The house would ideally suit a non-smoking professional or international student looking for a clean, comfortable and friendly home with excellent access to Central London.

Please note that the room is for single occupancy only. Unfortunately, we cannot accept couples.

Rent & Bills:

The rent is £235 per week (£1,018.33 per calendar month) and includes:

• Gas
• Electricity
• Water
• Council Tax
• TV licence
• Wireless broadband
• Weekly professional cleaning of the communal areas

There are no additional household bills to pay.

The total deposit is equivalent to four weeks' rent (£940) and will be protected through the government-backed Deposit Protection Service (DPS).

To reserve the room, you would initially pay £235, equivalent to one week's rent. One day before you move in, you would then pay:

• £705 – the remaining three weeks of the deposit
• £1,018.33 – your first month's rent in advance

Length of Stay:

The minimum stay is one month, and we require four weeks' notice when you decide to leave.

Your deposit will be held in the government-backed Deposit Protection Service (DPS).
