Lovely room to rent in Camden

I’m looking for someone to take over my tenancy in a newly refurbished, home-y flat in a great location, for a great place!

The girls living there are lovely, they like having a chat or occasionally going out together but also enjoy their privacy, both professionals, working from home mostly.
They don’t smoke, but don’t mind it on the balcony, as long as you keep it clean.

The flat is in a great location, close to a small high street with a couple shops, cafes and restaurants, bus stops are also close by.
15-20 min walk to stations: Kentish Town, Camden Road, Camden Town.
It’s honestly a great place to live and I’m really sad I have to leave it!

Bills like council tax, water and wifi are extra, but it’s not that much.

Since I’m moving back to Austria, I would like to leave some stuff behind that I can’t take and would ask for a bit on top of the deposit.
It’s the useful stuff like bedding and 3 sets of sheets, a small stool, a small cupboard and a rug, plus all my kitchen utensils - so ideal for you if you need a fully furnished room!

Also you might be able to move in a bit earlier, it all depends on how quick I can organise the move and find someone to replace me. Possibly anytime from the second week of November. There’s half a months rent to pay extra as well.

For taking over the tenancy, the agency informed me of the following:

The replacement tenant will need to meet the following criteria:

Employed:
. Be earning 2.5x the rent amount
. Have no CCJ's against them
. Full name as it appears on their passport
. Mobile number
. Email address
. Be available for a video call so we can see them in person with their passport - if we are still in lockdown and not able to see them in person

Student:
. They need to either provide details of a guarantor who is an England or Wales Home owner and the guarantor will need to earn 3x the rent amount.
. If the student does not have a suitable guarantor then they need to ensure that they have the funds to pay 6 months' rent up front and this cannot be negotiated on

. Be available for a video call so we can see them in person with their passport - if we are still in lockdown and not able to see them in person
