Large double in 4 bed flat close to Camden Town

Double room in 4 bed flat close to vibrant Camden Town. Ex council in secure and safe block, moments away from transport links, Primrose Hill, Hampstead, the Roundhouse and everything buzzing about the area. Flat is set back from the road and is very quiet. There is a balcony, parking available. Shared sitting room, waterfall shower and well stocked kitchen. Currently residents have been here 6 years and are a publican and a music producer. I own the flat and am usually there 2 to 3 nights a week but you won't see me much as I am off to work early in the morning. The room has a desk, built in wardrobe and a chest of drawers. WiFi is Community Fibre which is good. Bills are mainly included. I have added the utilities to the rent and if it goes over what I have estimated, I will ask for extra, but I can give a full breakdown of costs. Current residents have the last say on who joins us. They are friendly and want someone who is quiet and tidy.

I posted the flat last week and got a lot of responses. I want to know more than "hey is it available " or " can I negotiate " I am aware that rents are stupidly excessive in London at the moment which is why I am not asking a huge amount but we are looking for someone who is a "fit" so please... a little more information.
