Description
Hello there!
I’m Gabriel, a photographer from Argentina, and I live with Milda, an accountant from Lithuania. We are looking for a friendly, respectful housemate, since our flatmate Malinka is leaving UK.
We have set the date for the 22nd of January but it can be a bit later.
The House:
It’s a three floor house with access through the front door and the garden in the back, which is actually the way we come in and out since it's facing the bus and train stations.
The ground floor has the kitchen (washing machine, induction hob, two fridges and table space), a sunny garden with flowers and veggies (a bit shabby at the moment with the cold weather :'( ), and a garage, which works as a storage space as it won't fit a car, but you can still use to put away stuff that you don’t use often or your bike but not too much as the landlords also use it as storage for their belongings and don't want it too full.
The first floor is Gabriel’s bedroom, a shower room (which it’s mainly used by that floor’s bedroom but you can use it too) and a nice sized living room, with 3 sofas, a big coffee table and another dining table and chairs perfect for chilling or having guests (but not an office/workspace, so be considerate as it’s a shared space).
On the top floor there are two bedrooms and a bathroom (which is only shared by the two people on that floor), and also a storage closet.
In case you have a car, there’s plenty of parking space all around the house (yearly paid, only residents), but you won’t be able to use the garage as it won’t fit in.
Your bedroom is a double with a desk and two wardrobes (all optional), and the window looks at the front of the house which is super quiet, only local cars looking for parking drive through there, and it gets the morning sun through the window.
The Location:
The house is located about 7 minutes walking to Canada Water Underground Station (Jubilee and Overground lines going North-West through the city and North-East up to Stratford) and Surrey Quays Overground Station (going North and South in all directions) and it has lots of buses within 1-5 minutes walking, so is very well connected!!
The area is super quiet and safe, lots of green, with two parks (one is a natural reservoir and the other is a big park with a café, an art gallery, gym with running track, tennis and table-tennis courts, and much more (be great if you're up for a game from time to time!).
Lots of docks full of birds and turtles, the river is 5 minutes walk, and there's a shopping centre with a massive Tesco also 5 minutes walking distance.
The Southwark gym’s membership allows you to use 5-7 venues with running tracks, swimming pool, sauna and classes for £27, all within 5-10 minutes walk!
There's a huge library, a farm with a café, a Decathlon where you can buy and test sport gear and fix your bike, and so, so much more around here.
It's absolutely lovely! ^_^
The numbers:
The rent is paid directly to our super friendly landlords on the 18th of each month, so you'd be paying for the deposit and the days you're staying up to that date and monthly from your first 18th onwards.
The bills are not included in the price, we pay about £60 ish (the property is categorized band E) council tax, internet is about £10 ish (we have fibre optic broadband) and Energy (for gas and electric, we pay these two services together) varies depending on the season and heating use, but also on what British Gas is charging us for, sometimes it's both electric and gas and sometimes it's only one of them, so it can be £30 up to £120 ish, the average I worked out looking at the bills history is of £80 a month through the year.
The landlords pay the water, so no bill for that.
We usually share some things for the kitchen that we all use, the water filters and cleaning products, so have that in mind too, but it's not mandatory and it’s not expensive stuff.
No agents, no fees, no weird, unexpected charges! (what a beautiful world would be if that was always the case, right?!)
Who are we looking for:
We're looking for a friendly person on their 30s/40s that's keen to clean after themselves and be tidy in the common areas, respectful of others and the house and in terms of noise (please no loud music/TV listeners, telephone shouters or party animals), we do listen to music, watch movies and I even play guitar but always at a reasonable volume, being conscious of the time of the day and considered when someone is resting or working. It's all about common sense living in a shared house! :)
Even if we love hanging around, chatting, cooking and having friends over from time to time, we're also a quiet bunch and we'd like to keep the house in that style.
It’s ok to have guests staying over, in your room or living-room, as we have a sofa bed there, but always letting the rest of the housemates know, and not for long periods of time, as we all use the common areas and 3 is enough for the space.
Also, if you have a partner, please don’t have them over for days, as we prefer no couples living in the house, visits are perfectly fine though! :)
That said, we'd like someone keen to do activities and have a cheeky glass of something and socialise with us from time to time to get to know each other, more than someone that keeps to him/herself 24-7 inside the bedroom or takes the living room and shuts the door.
If you're coming to meet us, please be honest, since it only makes things awkward afterwards when we live together for a while.
Landlords requests:
Caryl and Bev are a lovely couple, very friendly and attentive, and they’ve kept us pleased and safe for many years now. They only have a few requests for the new tenant and as house rules, you’ll be meeting them before signing the contract.
Legal status for staying in Britain, no smoking, no drugs, no drunkenness, no pets, no candles or fire in the house, no keys for each bedroom.
Your room needs to be accessible when they do any safety check or maintenance, they're very diligent with their landlord legal duties and will take good care of you. They will give good notice time before any visit is done.
Besides that, they’re very chilled and helpful.
Well, if you’ve read this far, you might be interested!
That’s good, it already says a lot about you, but please write a little bit about yourself so we get a hint of how you are before inviting you to the house, please have in mind that if you don’t introduce yourself, we’ll probably not consider you to take the room, as we’re really interested in nice and friendly people.
We’ll pick some people out from the messages we get and invite them to come to see the house and meet us between now and the 21st of January, we may extend the flatmate search for a week, until the 28th, when we’ll be making a decision.
That’s all, feel free to contact us if you have any questions!
Thanks for reading and all the best!
