I'm looking for someone to replace my current flatmate, who is planning to move abroad.

About the flat:
- 2 bedrooms and 2 bathrooms, located on the 6th floor
- Shared living room + fully equipped kitchen + balcony (non-smoking)
- Underfloor heating. Energy rating B
- Bills (water, heating, and internet): around £60 per person per month
- Council Tax: band E. Currently £91.5 per person per month
- 24h concierge, free gym, residents lounge, rooftop garden
- Less than 5min walk from Canada Water station (Jubilee Line & Overground) + bus and night bus
- Sainsbury's: 4min walk. Tesco and Surrey Quays Shopping Centre: 7min walk. Nisa: 8min walk

About your future bedroom:
- Bed, mattress, and 2 nightstands included. Brand new when I moved in 2 years ago
- En-suite: shower + toilets
- Available 1st of October
- Your share of the rent: £1,288 per month. If you include all the bills + council tax, it should be around £1,440. You must earn 2.5 times the annual rent share (30 x monthly rent), be in full-time employment and not in a probationary period, OR have a guarantor who earns 3 times the annual rent share (36x monthly rent) and is a UK homeowner OR pay 6 months of rent in advance. Referencing checks conducted by Goodlord. Deposit required: £1,442.31
- Tenancy: minimum 12 months
